Good place to live within 30 mins Royal Infirmary

Will be moving back to Scotland after Christmas and need to be within a 30 minute door-to-door of the Edinburgh Royal Infirmary / Bioquarter. I've only visited once for a couple of days but of course wasn't looking at places to live at the time. I'd like to be accessible to the Commonwealth Pool for swims before / after work and although schools aren't a consideration now, they may become an issue and I'd rather not have to move. My budget to buy is £500-650 and I'd rather be as detached as I can (sick of party wall noise tbh) - I don't mind if its a bungalow or house, but I really want somewhere quiet and would prefer not to be on a huge estate. Rightmove brings up Duddingston and Liberton in various states of repair, so I wondered if these were good areas or if there is somewhere else I've overlooked? A fab place in Duddingston came up 6 months ago, which was too early for me, but the asking price of 615 achieved 650 for a renovated and extended bungalow. Is that still about right for offers over?

In case this helps - we bought earlier this year in Edinburgh. 4 bed semi, was on at OO £435k and we ended up paying £470k.

Is it 30 mins in rush hour or shifts? Driving or public transport?
There's lots of south and east Edinburgh, Midlothian and East Lothian within 30 mins, but not by bus at rush hour!

Duddingston and Liberton are both lovely places with access to lots of green space near the city

Haddington is lovely and quaint. 30 mins from ERI but will be longer at rush hour

Shifts for me, rush hour for OH. I’d definitely like to be able to cycle but not use main roads or use public transport, but will have a car, though have had enough of paying to park at work or not being able to park at all. Having a driveway would be great.

I'd say Liberton, Alnwickhill, Duddingston, Willowbrae, Portobello, Dalkeith, Eskbank will tick a lot of your boxes.
Newington is lovely and great location-wise but think you'd struggle with your budget.

Midlothian towns - lots in your distance range and far cheaper then Edinburgh

It’s no more than half an hour to the RIE by car from Haddington if you avoid Sheriffhall roundabout. It has a leisure centre with swimming pool.

There’s a new David Lloyd not far from the hospital if you wanted to be in Liberton/Duddingston.

Gracemount Leisure Centre has a pool and would be within 30 mins of ERI.
There are some nice detached bungalows on Captains Road and a small shopping precinct. Just over the Kaimes crossroads is a new build estate. Mortonhall I suspect would be quiet.
If you want to be further into town and to use the Commie Pool, try Prestonfield.
Out of town, try Danderhall. It has the new David Lloyd mentioned above.

There are a couple of properties on ESPC in Fairmilehead. That's a nice area and should be 30 mins to the Royal.

I’d go for portobello / Duddingston area. The streets around Durham Terrace / Durham Avenue might suit for budget.

Duddingston or Joppa would certainly work. Great area to live.
