Offered £50K over (Glasgow East)

Hi all,

Put in an offer today on a property in the east of Glasgow for £50 k over which works out to 21 percent over the asking price. It is our dream property. Has anyone bought/sold in Glasgow recently and is it roughly in line with the current climate? TIA

I know it’s still slightly out of date but look at sold prices on Rightmove and work out the percentage over asking or home report to get an idea!

Good luck. I really hope you get it.

crymeout · 27/09/2022 22:27

Thank you @Housebuyingistheworstthing 💜

20% over. are you mad?

rainingsnoring · 27/09/2022 22:31

I don't know how things are in E Glasgow in particular but have you not been reading the news recently particularly in the last few days?

20% over is fairly standard here. We have gone in about that much a load of times and not been successful.

ChairOfInvisibleStudies · 27/09/2022 22:40

I'd suggest reposting in scotsnet - here you'll just get loads of people that don't know about the current 'offers over HRV' norm in Glasgow.

ScotsLassie322 · 28/09/2022 07:04

Where about? We got 20 grand over recently in a nice area. 50k seems a lot but if you feel it's worth it, that's fine.

Tell me you don't know the Glasgow property market without telling me you don't know the Glasgow property market ..:

The ones who would ‘never pay over asking price’ will be along in a minute I’m sure Grin

They would just not get a house in Scotland. When it says offers over, it means over.

20% over. are you mad?

Pretty standard in desirable areas.

SweetPetrichor · 28/09/2022 09:53

We paid £35k over asking price last year in Glasgow (South) which worked out at approximately 20%.

ginghamstarfish · 28/09/2022 10:02

Not Gllasgow but the rural Borders, we sold in June and were amazed to get 15% over, as it had usually been more of a city thing.

KassandraOfSparta · 28/09/2022 10:22

If your solicitor is saying that's reasonable then go for it.

A friend recently put her Glasgow property on at offers over £235, with a view to achieving £250. Best (accepted) offer was £290 which is 24% over.

crymeout · 28/09/2022 11:41

The area isn't a 'desirable' one but the property is. It's been booked solid the last three days for viewings. Our offer has been not rejected but not accepted as the seller wants to see if they get any more offers. The estate agent said it's a great offer but we'll have to wait and see.

They will probably go to closing if there is a large number of potential buyers or notes of interest. House two doors up from me went on the market the day after the Queen died, the closing date was a day after her funeral, so about 12 days in total. (NO idea what they wold for, but interested to find out!!)

ScotsLassie322 · 28/09/2022 15:02

Did you pay 50 over the valuation or over the offers over on the website? The latter, fairly normal.

Michellexxx · 28/09/2022 15:06

What do you mean by east? We’re in east Dun and this is pretty standard- Bearsden/Milngavie area.

crymeout · 28/09/2022 15:06

@ScotsLassie322 £50k over 'offers over', £45k over valuation Smile

beachcitygirl · 28/09/2022 17:09

beachcitygirl · 28/09/2022 17:10

crymeout · 28/09/2022 18:23
