What, if anything, is changing in the Glasgow housing market?

We have been looking for an age for a house with garden.
For a long time hardly anything on, and any sales that did happen were 20%+ over HR value.
Does anyone feel like things might be slowing down a bit? I've seen properties hanging around a bit longer recently.
Have a viewing coming up on a lovely place that needs a ton of work on it. We can't justify spending much more than 10% over HR as we probably need to spend another 60k on it afterwards!!!

I’m not sure if it’s really slowing down, desirable properties still go very quickly.

Good luck with your viewing . All you can do is offer what it’s worth to you and hope for the best.

Is your own house on the market already or are you in rented ?

Thanks! We are ready to market in a very popular area. We are thinking of putting it on but the risk is making ourselves homeless.

I think it's still a bit of a nightmare at the moment unless you're trying to downsize. I know of a semi in Maryhill that recently went for over 400k which was 6 figures over HR 😱. Would a new build work for you? At least you'd know what you needed to pay.

Our house in knightswood is going on the market next week, we have been told to expect upwards of 80 viewings which is giving me the fear! We have had an offer accepted on a house in skye so we need to sell quickly for our mortgage. I couldnt afford my own house now, we were so lucky 5 years ago to get a private sale.

We are looking to buy/move and recently it’s not been as chaotic.
HR +10/12% seems more realistic but obviously depends on house/area/buyer.
