Where to buy in Glasgow for a single woman

Hi all,
My fiancé has broken up with me and now I am looking for a new place to call home. We currently own a flat in Edinburgh where we moved from London to be closer to his family. I found a job at the University of Glasgow, so it would make sense for me to move there, especially as I am new to Scotland and have no friends here.
I would like to get a small flat (studio or a 1bed) and should have a budget of around 120k. Can someone suggest some nice areas in or around Glasgow as I have no clue where to go (I know that the west end is nice but also very expensive)?

I wouldn’t be afraid to look at places in Partick around £110-£115k... there’s a lot of people upsizing due to covid, meaning there’s a glut of people getting rid of 1/2 bed flats

Personally I'd go for Patrick area. It really is lovely and a lot of money has been invested in recent years. It's walking distance to glasgow uni, assuming you are hillhead campus but easy to jump on the subway there and easy access to the city Centre. Properties are within you budget around there, some nice tenement flats but you also have glasgow harbour flats which are really modern and right on the water.

No point looking at flats offers over 110-120K with a ÂŁ120K budget, you would need to look at no more than ÂŁ100K I'd say.

I'd second Dennistoun (but not Haghill) would avoid Maryhill and don't think you would get much West End in that budget

What’s most important to you for the area? In terms of amenities, location to city centre etc. And what areas of edinburgh did you like? If you liked Comely Bank/Stockbridge then the West End would likely suit but if you preferred Davidson’s Mains then somewhere a bit further out might be better like Newton Mearns.

We are in knightswood and absolutely love it! Lots of parks and the canal nearby. Only 15 mins by train to the city centre and 20 mins walk to the west end. We are near the canal and can walk to Balloch and cycle to Edinburgh! You will definitely be able to rent or buy with that budget. Cottage flats are from 65 - 100k and houses from 115k upwards. Our first 2 bed rental was a house for 650 l. Feel free to message me if you want any more info. So sorry about your relationship x

A good compromise might be anniesland. Canal and Kelvin river walkway nearby. You have a train station and are very close to west end but cheaper. I second what Hannah banana said regarding the cycling to Edinburgh and balloch. It’s great for that.

30 min walk at most to uni or a bike ride/ subway

Thank you, everyone, for your responses! I didn't even think anyone would reply, I'm stunned. There were so many great links as well!
I might end up renting but I would prefer to buy instead as I don't have any family and I think it would feel more like home if I had my own place.
I don't know Glasgow that well although I have been working at the Uni for over a year so I know the areas closest to it (I assume that would be Kelvinbridge and Kelvinhaugh).
@Nellie850 I am not fussy but I just want to feel safe and not too isolated/lonely. However, I am happy to commute by public transport, I don't need to be right next to everything. In Edinburgh, we lived in Stockbridge and I just love it but I understand that I might not be able to afford anything similar in Glasgow and that is okay.

OP I'm biased because I live there about I love Garnethill, it's a quiet area within the city centre. It had a brilliant community atmosphere, a community garden, a communal bread over. And you can walk everywhere. But basically anywhere in the west end vicinity is good for Glasgow Uni.

Farther afield places like Shawlands and Battlefield are good but there are no direct trains so you would have to take the bus which is quite slow at rush hour.

Dennistoun is similar.

These, along with the West End and Garnethill, as I said, are probably the best areas for single people in Glasgow. I'm not sure about the suburbs, I'd say they are generally be less good if you're looking for things to do.

But I see that @Cupoftchaiagain has beat me to it. You might get this for ÂŁ120k.

Napiershall st / Garriochmill way area has lots of modern one bed flats but they will go for about 125 unless they need a bit of work. It might look a long way from uni on the the map but it’s just along from Kelvin bridge subway and a 15 min walk.

As PP have said, you will get more flat for your money in Scotstoun etc but it’s a bus journey from your work.

Don’t touch the flats at Glasgow harbour, there’s a cladding issue and some of them are unmortgageable. Even those which are ok will need and EWS1 certificate which is hard to get.

If you have a job at Glasgow uni then I’d try to stay west end if you can. It’s very expensive and flats are mostly going to a closing within a week or so. So you need to move fast.

PP are right that you need to look for flats at around over offer 100, as they will have a home report value of around 110 and they will expect an offer of around 10% over the home report value.

Check Rightmove every day and phone up for the home report and go to view if you like the look of it. You will need to have a mortgage agreed otherwise many agents won’t let you view.

And of course you need to have a solicitor lined up too. It should go without saying but make sure you use a solicitor in Glasgow or at least Scotland. Glasgow ones will know the local housing market and the estate agents.

Agree with others - in your position i'd be looking city centre, Partick, and out further west towards Anniesland or Scotstoun.

Southside just isn't as convenient for work and you want to avoid Govanhill like the plague. It depends what you're looking for too - if you want the "buzz" yes then the West End or city centre, if it's more about suburbia and a quieter life then Milngavie/Bearsden or somewhere like Jordanhill.

Just to add that, if you will be able to work from home in future then it would make the Southside more feasible as it would be fine for occasional commute but I wouldn't fancy it every day personally.

I hadn't thought you'd get anything in your budget West End, but looks like Anniesland/Thornhill/ Yorkhill you might, which is encouraging.

OP doesn't say if she's planning on driving/having a car, but if not, somewhere like Garnethill is well placed to walk into the city centre and into the West End for Uni too.

Southside every time. Strathbungo, Queens Park, Shawlands wonderful area. Beautiful Queens Park for walking, bars, cafes and restaurants galore. Dead easy access for city centre, oodles of buses from Pollokshaws Road into town, passing Bridge Street underground station for access to Glasgow University. Short bus ride in the other direction take you to Pollok Country Park (Burrell Museum when its revamp ends) and the wonderful Rouken Glen which was voted Britains Best Park a couple of years ago.
This area very cosmopolitan with a great community spirit.
I’m biased being Southside born and bred but this area trumps the West End every time.

Another vote for Anniesland, lived 3 years as a singleton and loved it, and most of my neighbours were single ladies too. My sister also spent years in Partick so another tick for there. Glasgow is a friendly place and lots going on (usually). I settled here after a breakup too. Hope you find something suitable. Let us know how you get on :-)
