Any tips for buying in the Dunblane/Bridge of Allan area please? In particular I'm wondering how much over valuation to expect to pay?

I would get in touch with local estate agents so you can tell them what you’re looking for and they can let you know what is coming on the market. Just recently a For Sale sign went up on a house on a Friday and when we looked it up it was already on a closing date for the Wednesday. It was £270k and went for at least 30k over on a three bed detached, however it depends on what you’re looking for and the price and the seller.

I know the local estate agent (cathedral) will happily take your details and keep you in the loop. If your budget and tastes are for Menteith View, there's another coming up for sale very soon.

But in answer to your question, yes, from what I've heard, family homes are selling for more than home report values.
