Working in Leith, where to live?

My new job will be based in Leith (Ocean Terminal end) and as I'm relocating, I'm wondering where is best to live.
I know Edinburgh pretty well but am not so familiar with Leith and the areas nearby. I'd like to live either in reasonable walking distance (half an hour) or somewhere on a bus route.
I'm looking to rent initially, I only need one bedroom and my budget is around £800 per month.
But I'll hopefully be in a position to buy in around 18 months and then I would ideally be looking for a two bedroom place, preferably a house and ideally with a garden. I don't mind going a bit further out then but would like to be still within a hour's commute by public transport. Budget for buying would be around £150k but I have no idea if that's realistic for what I'm looking for, sadly I suspect not!
Can anyone suggest some areas I could look at please?

Broughton or Canonmills are pretty central. Trinity is a bit further out. Leith itself is fine too - it's very gentrified & quite diverse these days.

You probably want to avoid Granton, Pilton, Muirhouse, Pilrig.

I think you'll struggle to buy for £150-160K though in most parts of town. But there seem to be a few shared ownership places being built.

Here's a couple of ideas;
37/11 Iona Street, Leith, EH6 8SP

10/9 Boat Green, Canonmills, EH3 5LL

Thanks for the suggestions and links. I love that garden flat!

I'm from Leith and trinity is right beside Ocean terminal along with Newhaven. Trinity will be expensive. There's some ok areas in Granton now not like it used to be. Edinburgh has a mix of nice areas right beside rough areas. Sadly you don't get much for your money in Edinburgh esp if it has a garden

Use ESPC to search for property.

This would be a 10 or so minute bus ride from Ocean Terminal Leith Walk

Leith is brilliant, live there! Although I doubt you'll be able to buy there with your budget, but at least rent there and from there you can get to know the rest of the city.

Absolutely rent in Leith. Some flats have really nice communal gardens. Why not just start off with a walk to work? (Assuming you aren't a teacher or probation officer etc and want to live away from your work!)

Thanks everyone! I'm now looking for somewhere in Leith or Trinity.
