Hello

We are looking to put a couple of offers in on houses in Aberdeen. I'm told the market is quite flat. But not sure how much below the asking you can go without being cheeky. Estate agent says it varies. So left a bit 🤷‍♀️

You need to ask your solicitor, assuming they are based in Aberdeen. They will know the local market.

The estate agent works for the vendor, not you.

Otherwise you need to spend some time online looking at recent sold prices for the area and type of property. But theres always a few months delay so not ideal.

If it's "a couple of offers" on "a couple of houses" sounds like you can be as cheeky as you like. If they don't say No at first attempt you likely aren't being cheeky enough.

Which areas (roughly) are you looking in mrsawhite. We are relatively close and have friends/family in town and some suburbs. I would agree the market is flatish (not helped by the huge number of new builds going up) but it is variable. Some properties on for months and others going quickly. The AWPR is making some areas a lot more attractive than they were previously.

It depends how long it's been on the market for, I'd say. Around here (near Glasgow), houses are being snapped up quickly for 10-20% over the asking, but you can see this as they're moving so fast.
