How much to offer in relation to valuation.

We are looking to move for the first time since home reports came in. Not sure where to make an offer. For examp!e house is o/o £250,000. Valuation is 270,000. How much to offer?!

It will depend on the current market and where you are buying. Are you able to see what similar properties have sold for recently? Are properties selling quickly/lots of competition, is there a closing date for sealed bids or are you dealing with the seller as a sole offer? What is your solicitor suggesting?

Thanks will take a look at sold prices. There are no other notes of interest but we can't make an offer yet. Need to appoint a solicitor and get our place on the market, we were only sticking our toes in the water then found somewhere we really like! It's a village and I get the impression the market is steady rather than frenzied.

I think the market in general in Scotland has slowed down, although parts of east Renfrewshire, east Dunbartonshire and Edinburgh remain lively. But that’s not really relevant to you, it’s only the local market that counts . You need local and up to date advice.

Personally I’d always sell first in times of uncertainty .
