Western Harbour/The Shore - Edinburgh

Hi, looking to retire next year to Edinburgh from the Midlands. Budget is 400k, so offers over 350 ish?
Seen some nice looking sea view flats at Western harbour but dont know the area. Any opinions on the area?
Cant find anything city centre within budget, dont want basement or top floor unless there is a lift , trying to future proof as I dont want to have to move again.

WH is awful. The area is full of students and party/air bnb type flats. I wouldn't live there if you paid me.

The flats are beautiful but the maintenance companies that you pay your (extortionate) fees too are incompetent.

Look at Trinity, Newhaven, Merchiston, Bruntsfield.

If you want to be near the sea, Portobello or Joppa are much better.

There are some nice new builds around Fettes/Comely Bank eg Strada development - these might be a better bet. There are some modern flats around Murrayfield/Roseburn, or Broughton St area towards Canonmills. Perhaps Greenbank.

These are all good areas within a short bus ride in to town, with lots of amenities. I'll try & post some links.

Assuming you've looked at ESPC & got some home reports? The market here is strong & properties are going around 10% over the home report (as a minimum).
