Garage Conversion Approximate Cost

Any one had a garage conversion done recently who could give me an idea of costs? We have a double garage (the type with two separate up and over doors) and would be looking to convert one side into a family/tv room. We are in the Stirling area.

We're doing a garage conversion in the autumn, single garage -> kitchen.

Builders have quoted £6000 to get it to a plain empty room, all electrics and plumbing ready to go for kitchen fitters. This includes 2 new windows and a structural beam for the supporting wall.

Theres also the cost of the architect to draw up plans (£300), structural engineer, planning permission and building warrant.

We're using builders who have done conversions for 3 of our neighbours, I think getting recommendations is important, unfortunately we're in Glasgow!

We are in the middle of our conversion. We were quoted between 18k to 24k plus VAT. We needed a new flat roof so this was included in the quote.

We opted to project manage and do it by bringing the different trades in ourselves. We are half way through and a conservative estimate is about £9k, no VAT as we are using individual tradespeople.

Only disadvantage is it takes longer, but for us the saving made it affordable.

We are in the south of England.

We were approx £12,000 3 years ago in NE Scotland for converting half an integral double garage including 2 new windows, connecting fire door and fitting new single garage door. Didn't include decorating or flooring. Building company good but on the expensive side but it was hard to even get someone to quote at the time.
