How much to sell a flat?

I'm planning to sell my flat in a few weeks (Edinburgh). Meeting with the solicitor in a few days to get a view on process and costs. Have never sold a property before. I KNOW I'm going to pull this face Shock when they tell me how much it is going to cost so to save me from Blush can you give me an idea of how much it should cost? Just so I am prepped! Flat is approx value £200k if that helps. Most places don't seem to publish their fee schedules?

500 plus VAT plus outlays of £200 approx
For conveyancing
Not sure about estate agency side

you'll probably want to get a few quotes for the estate agency side. It is usually a charge for photos/adverts then a % of the selling price on top. That can vary but from memory it was around 1.5%.

You need a solicitor obvs for the conveyancing and legal stuff (and are you buying somewhere else?) but you can either use solicitor in house as agents or employ an outside estate agency. Make sure you are comparing like with like and it's not all about the costs either, you want someone who will take good photos and market well and also it's important how good they are at negotiating a deal with the buyer and how well they keep you informed.

I'd ask for recommendations. In a buoyant market then the advertising bit becomes less vital I guess.

Thanks both! Helpful to know an indication of % selling price as that will likely be the biggest bit of the cost. I will get a couple of quotes to compare

I recently used Scot House Move to sell a flat and was very impressed.

Flat fee instead of commission so easier to budget for, photos were very impressive and it was advertised on all the usual websites.

They are getting pretty popular in Glasgow, I'm not sure how well known they are in Edinburgh but there are probably other online agencies you could look into?
