Stay in London or move outside.

Hi,

I need some suggestions. We are currently living in Sutton and planning to buy a house. We have got a 2 year old daughter and have 2 options where our budget is only 500k for the house.

1. Stay in london and buy a very small house in Sutton and target the grammar schools (depending on her which is unpredictable for now) or ideally girls only school.
2. Buy a much decent house in Farnham, Fleet, Frimley Green and target Farnborough Hill girls school otherwise an outstanding secondary school.

The main important thing for us is her education and although she is young, my husband want the next house to be our last one because of all of the expenses that comes with moving around and buying a house. So if we stay in London we can only afford Sutton, Wallington, Hackbridge and Carshalton and obviously lots of options for secondary Schools and especially grammar as well.

But outside London we can get much bigger house and 1 or 2 outstanding school ( which will be mixed or in future if we can afford than maybe FH girls school).

Since my kid doesn’t go to school. I would love to know if there is an overall difference in quality of education between London Schools and outside london Schools.

We both WFH and in future will be needed to commute once in a week so longer journey won’t be an issue since it’s only 1 day.

Need suggestions please :)

I wouldn't move now with secondaries in mind. So much can happen in the next decade.

Agree it's hard to predict what a secondary school with be like in 9 years. Buy the house you want in the area you want to live now (with ensuring good primary schools in the catchment)

what do you want? a bigger house? or to stay in London?

You can't predict schools in 10 years time and with possibly two changed of government by then.
