Shepherds hut/garden room on airbnb

I have posted this to legal matters but posting here too as I am hoping to hear from people who may have this sort of set up on their property.

I am considering investing in a shepherds hut or yurt or similar ‘temporary’ structure to set up on our property as a holiday let for some extra income. However I’m not 100% sure on the legality of doing this year round, I know about the 56 day rule but ideally we would be running this all year.

I have seen lots of these types of properties on Airbnb but I can also see a lot for sale on eBay etc leading me to wonder why they are selling. I’m wondering if perhaps they haven’t had full permission to keep them there all year and the council are enforcing that they remove them.

has anyone got any experience of this that they could please share? Thank you

Is it possibly they can be there all year , just can't be used all year? Also live rural and there's several pod type structures on land around us, but they don't rent them out all year, think closed nov-jan?

@MichelleScarn thank you for your reply, yes that makes sense to close over the winter months. Even from Feb - oct there would hopefully be more than just 56 days where it would be rented out, probably at least double that. I’m just wondering if this gets policed at all or if people normally ‘get away with’ putting these things in place and letting out more than 56 days without any kind of planning permission?

I’d be inclined to phone the Council planning department and ask.

I have a shepherds hut in my garden. You need Change of Use of Land Planning Permission as it is going to.be used for commercial purposes. Or you can get a licence from eg Greener Camping.

We got the planning permission and it sells all year round. It enabled me to give up my job.

@Movinghouseatlast can I ask does your hut have an amazing view?! We're hoping to do this in our garden but we'd create a courtyard garden that would be enclosed with a hot tub. We're an hour from London with beautiful walks and views around us in a lovely village....

It does have a view over open fields, yes. It's not amazing though, lots near me have stunning views, far teaching over hills. Ours gets booked because we are walking distance to a village/ beach/ pubs

Yes, weekends only in Nov, Jan and Feb. I am in a very touristy area though.

What is the 56 day rule? I know that there's a 28 day period where you can use land for other stuff without planning permission, eg 3 caravans, fill a field with tents, hold events etc. I think you need planning for a shepherds hut.
