Moving to herts from london

This is my first time posting..

My husband and I have lived our whole lives in London, we now have 2 children (2.5 and 10 months) and we are done with living here and have decided we don’t really want to bring up our children where we live. We have totally been priced out and can’t get anything bigger or move areas (north London) and get much more for our money.

We want to stay north (Hertfordshire mainly) but we aren’t great with areas. We also cant move until the January before my eldest would start school which would mean missing the schools deadline.

Does anyone have any advice on how best to approach all of this? Moving earlier isn’t an option atm. What areas could we be looking at? Current idea is bishops stortford…but we are open to places as we don’t know many areas. Our budget would be around 650k…

Has anyone had experience of moving past the cut off January date in Hertfordshire?

You could consider Hitchin, Letchworth or Baldock towns all lovely, we are blessed with the choice of amazing primary and secondary schools here. When we moved to Hitchin 10 years ago from another country it was April, I made in year application for all schools, I also contacted them. St Andrews infant and primary school admissions are done via school not through council. Good luck with your search!

We are a young family (30 years) and we moved from North London (Islington) and moved to lovley Hertfordshire in November 2020, so we are 10months in and we are enjoying life out here so far. Value for money for sure! Big 3 bed house, huge garden, drive way ect.

We are born and bred in Islington and the plan was to never leave but unfortunately the prices are crazy £900k+ so started looking around and checked out different estate agents and a lot of the North London Estate agents recommended Broxbourne station or Rye House station and said they got a lot of people selling to move there, so we started looking and now are homeowners here too 😁.

We like yourself have only lived in london with my partner growing up on Upper Street! So it was a big deal to move outside of North london let alone London full stop!
Especially when we have never heard of this area.
We are closest fo Rye house station (1stop /3mins after Broxbourne or 7 min drive) but with your budget you could go to Broxbourne Station ( we wanted here but was out of our budget- Broxbourne is more pricey as it has more frequent trains into Stratford and Liverpool Street whereas Rye house is one every 30mins.

If you want to know anything about it feel free to ask, as I said we are only 10 months in but nothing but positive things to say.

Both work in Central London (Victoria /Holborn and picadilly) and journey has been fine into work about 40 minutes to either location and trains are easy to get. The only issue is if your out in London after 1am there are no trains but yesterday I got an uber from Trafalgar Square and it was £43 back to Rye house, which was fine.

Oh also to add. Going into Tottenham (Victoria line) is 25mins so my journey to Oxford Street for theatre or shopping is 35mins door to door. Stratford is 30mins to get back to Islington 35mins) so its all super close.

Also on our side being near Rye House Station its a 17mins drive to Harlow🤯 which is great Harlow is Essex but right on the boarder of us. If you don't know Harlow has typical high street shops e.g Nandos, Five guys, Cineama, Primark, Next, H&M, New look, Gyms so everything we need.

Enfield which is London is also close to us 20minutes drive away. So Broxbourne or rye house is right on the edge of essex (Harlow) or London ( Enfield) both arebewual distance to us in Rye House 20minutes drive either way.
