Great Missenden? HS2?

I live in Berkhamsted with my husband and two very small children. We absolutely love it but are desperate for more space, and our healthy budget sadly won't get the "forever" family home of our dreams! We're now looking further afield and really like Great Missenden, but HS2 is a worry, not least because it seems ridiculously tricky to get any solid details on it!

Basically, we'd like a 4/5 bedroom house with parking and great garden. Walkable to amenities and good state primaries, and not too far from the Chilterns or a good commuting station (DH is an ultrarunner, and works in London). There seem to be some nice properties in Nags Head Lane - anyone got any thoughts/advice/wisdom on this area? Particularly the anticipated impact of HS2?

We were thinking the same two years ago.
Lived in Berkhamsted but needed a house rather than flat with a baby on the way.

I really loved Great Missenden and Wendover areas but so many people told us to avoid them because of HS2.

I was trumped by DH who wanted to be closer to his work so ended up going the other direction.

I'd still consider Tring as you can still get a bit more for your money there and some lovely restaurants have popped up on the high street.

I still can't see how HS2 is going to majorly affect great missenden and it's a lovely place.

Great Kingshill too maybe?

Have lived in the area for past 8 years, shouldn't think HS2 would have much/any impact on Nags Head lane as (if it ever actually happens and doesn't get scrapped for being massive waste of cash) intended route is over the ridge of the hill. We were advised to have an HS2 impact report done when we bought and it came back without anything to concern us - and we're at a different end of the village which would be closer to the proposed route and associated works. It is somewhat unsightly at the moment on the hill where they are digging a haul road for construction but not actually been disruptive to day to day life in our experience. We love the location and for us the more house for our money was worth it! Good luck with your search x

Thinking of moving to Great Missenden this year. What's it like living there please? I like to buy loads of fruits from markets about every weekend. Love in-expensive exercise classes, good public leisure centre, high street, open spaces/parks and strong evangelical church.
GM ticks the boxes for schools though price is somewhat high and not many detached houses have come up. Please to do a drive round next month and will appreciate your views. Thanks.
