Village life within 30 minutes of Waterloo

Hi everyone, my partner and I live in Peckham at the moment and are looking to move out of London to the South West somewhere. I am from Nottingham so I don't know where to start and have done a lot of reading online but I can't seem to narrow things down to start visiting. Can you help?!

We are looking for:

  1. Semi or detached house with decent sized garden (budget 800k)
  2. 30 minute train to Waterloo (walkable or very quick bus/bike ride away)
  3. A nice high street with stuff going on for first time mums who know zero people (not too busy but not too quiet either)
  4. Green spaces within walking distance and walking opportunities nearby
  5. Good state schools
  6. Down to earth people

Does this exist?! I thought Surbiton or Esher might be good bets but I am worried that they will just feel like London but further out.

It doesn't quite tick all your boxes exactly but you could look at Fleet / Elvetham Heath.

Esther is nice. It's not like London, close to open countryside, but lots of amenities.

Look at Horsell near woking..... it ticks all those boxes

Epsom, you'll get a nice house for your budget, good schools and should get a seat on the train.
Esher and Cobham are lovely but soooo pricey.
