Not married, 4 kids (young), some shared equity in the house.
If I leave, and I work 16 hours, do I get universal credit even if I have equity upon selling? Would this prevent me getting a council property?

If equity is over 16k you cannot claim UC. If between 6k and 16k the amount you receive will be reduced. The equity can be disregarded as capital whilst the house is being sold. You would need to explain the situation to UC. You will only get child element of Uc for 2 children unless they were all born before April 2017.

Nope can’t get UC if you’ve got a pay out from equity of house. You need to use it as a deposit on a new place or live off it and claim UC when it runs out. Council property very hard to get

As I thought, I get screwed over and am entitled to nothing. Amount won’t enable to me to buy alone so I have to waste on rent until it’s gone and then get universal credit and will never be able to buy as wasted deposit on renting.

Ok so you'd get Uc for two children. Yes you'd need to use the equity to live off until it drops below 16k then you can claim Uc again. As I said previously you can claim UC help with rent if the house is on the market, that equity can be disregarded for up to six months, sometimes longer at the discretion of a UC case manager.

There's also a further disregard on your money once your house has been sold, if you are saving it to use towards buying a new house. You have to show you are taking steps to buy but I'm not sure what happens if after, say, 6 months you still haven't bought a house.

It's shit though.

Universal credit is a crap system designed to keep people down. Such short term thinking as you say getting you to waste money on rent and then claim UC when allowing you to rebuild and get your own property would cost so much less overall. They've chipped away at quite a lot of support and made people's lives worse as a result. Hopefully you will be able to use whatever disregards are in place and get sorted that way.

The problem is they won't disregard forever so unless op is able to take on another mortgage she won't be able to benefit from the disregard. Some mortgage lenders will hopefully take Child maintenance into account though when calculating how much someone can borrow.

FFS get a full time job your child is at least 6.

If you read the post properly, op has four children, three of them born after 2017 so likely 3 under 5.

If your youngest is above the age of 3, UC Will expect you to earn at least the equivalent of 25 hours a week at minimum wage.
UC can help towards childcare cost though.

It is 16 hours until a youngest child is school age.

This is a really rude post to someone who is going through the trauma of infidelity, has four young children to think of and is set to likely lose everything ( equity ) she has built up in her home.

Tbh, you are better off dragging him down the aisle, stay married for a year then kick him out because you just can't forgive him. Then you can probably keep the family home and he has to pay spousal maintenance.

Wait lists for a council property are years long. I was reading articles that councils are even running out of temporary emergency accommodation (hostels, hotel rooms) and that families are literally living in tents or cars.

He should leave and if he earns enough, still pay his share of the mortgage until the youngest is 18. You’re not entitled to this, but this is the decent thing.

yes this is a really good idea especially if you op has a decent amount of equity. UC rent element can still be claimed on the rent part also.

No she won't. Please don't recommend this - there is no guarantee she will "keep the house and get spousal maintenace"

Spousal maintenance is so rare in the UK that you may as well work on the basis that it doesn't exist.

OP, you might want to ask on a local FB page as to how long the waiting lists are for council properties.

It can be years in some areas.
