Ex won't leave house

Posting on behalf of a family member, I won't get into much as could be possibly outing.

Kids together he owns the property, she is refusing to move he has offered her a large amount of money after the sale of the house and some up front. She has refused this and is now jeopardising house sale.

Does she have any rights at all?

Yes. Loads if they are married. Slightly less if not.

She can get an occupation order to allow her to stay whilst she could pursue legal action to allow her to remain in house until the children are 18. This is covered by the children’s act, which would compel him to house his children.

If married then half the house is hers until a court order says otherwise.

If they’re not married, he can wait til she goes out and change the lock barrel. Who does the majority of the childcare? Is he expecting her to take the dc?
