Marriage breakdown - finances? children at school?

Following on from this thread I am looking at separating from my DH

We own a house (mortgaged) with approx 50% equity. I could possibly afford rest of the mortgage on my own, but I don't think either of us could afford to buy the other out. I don't think I could afford even a smaller house here. We have 2 boys aged 5 and 2, settled in the local school/preschool. They would mostly live with me but see DH 1-2 nights a week etc.

I know I need to see a solicitor just wondering how realistic I need to be and if I need to prepare myself to put the house on the market.
