Which buggy with air tyres for beach/woodland?!

I currently have a Baby Jogger City Mini which is fine for everyday stuff but I'd like another pushchair for more awkward terrains!

My son is 2 years old and weighs 11kg so I'm not expecting him to be on wheels for much longer so I'm thinking 2nd hand but I don't mind buying new.

I'm thinking air tyres will help with beach/woodland terrain but if anyone has any other suggestions i'm very open! TIA

I use a baby jogger city elite for beach, woods, etc. I can't fault it. My DD is 2.3, 14kg and has plenty of room and its so light to push.

or the classic, which is a discontinued model, you can pick them up relatively cheap on ebay now
