Leicester: Hive Mind, please help me decide...

Need to move to Leicester area. I will have a regular commute to DMU, so need to be apx 20mins max away.

Need to consider schools for youngest with SN, will be yr6 when we move.

I've looked at new and not newbuild. Don't want shared ownership. My health is failing, so I want to keep ongoing costs low, so I can work part-time or plan for not being able to work.

Eldest has SN and misophonia, so it can't be midterrace - there has to be at least one room not adjoining any other property. But, she is in a (unhealthy) relationship and says she may not move with us. Will be 18 when we move. Her dad will be delighted if she moves out sooner, he complains bitterly about the cost of CM.

My main dilemma:
Newbuild in a village (Quorn/Anstey) with a mortgage; or
Midterrace house in a nice part of town with small/no mortgage (which eldest will struggle with, but can mitigate with Loop earbuds etc).

Re Eldest, it does depend on neighbours, of course. Currently in a semi-detached, and 99.9% of the time you wouldn't know our neighbours are in. Eldest by comparison is loud, v sweary, screams, shouts, tantrums at regular intervals. I'm forever apologising it seems.

I've seen quite a few on Rightmove and elsewhere I like the look of. Lots of possibilities. Don't want to go as far as Ellistown/Loughborough, even though they are more affordable.

I am looking at private schools, but also considering state. One of the pluses in Quorn is youngest can walk to/from state schools.

Any advice welcome.
