Advice please on what to do next re selling my house

We've had 6 viewings in 3 weeks and 2 people who seriously considered making an offer. But didn't . Apparently 6 viewings is pretty good round here atm. But nowt for 2 weeks.

So question is what to do next to stimulate interest.

1 We have no for sale board - bearing in mind we live in a cul-de-sac it might not help much but is it worth giving it a go?

  1. Drop the price. Couldn't drop it by much but enough for 'reduced price' to go on the front of the details and maybe catch someone's eye?
  1. Change agents. Don't much want to do that as I think it's unfair to do that so soon but we might if essential.

Which if any would anyone advise please?

defintely worth having a board, we used to drive around estates we liked looking for them.
Sorry you're having such a struggle, why did they not offer? Are they waiting to sell?

One woman had 6 dogs! And she really liked the house but found somewhere that had a neighbour with dogs - so felt happier moving there.

Second family liked it but finally decided against as 3rd bed was too small.

OK thanks for that - will think about board.

I don't think a board will do any harm and another agent prob won't help as most people se rightmove.I have onlt =y ever had one property over the years that was slow to shift and i put it on hosenetwork and then directed the enquiries to the agent and it sold quickly once I did that.Is it a cul de sac that normally sells well?If it is its just time

No it isn't noddy. One house has been on since last August and another almost as long. One did sell very quickly but it was up for peanuts. We have it at a very low price and in an area with very bad parking we hoped having a garage would help. It seems not but I suspect I am being too impatient with things as they are in this area.

I will have a look at housenetwork. Thanks for the tip

3 weeks is early days but good to try to get it off in the first 2 mths so that it doesnt become stale stock. But relax, it will sell. Going anywhere nice?

Can you change agents so soon - I thought you had to give themm 12 weeks.

I wouldn't drop the price after 3 weeks - it might look like you were desperate.

2 months then yes - maybe time to consider.

Have you discussed the concerns with your agent at all, or asked for anything that you can do to help shift it?

No. Haven't changed the photos but have decluttered a lot - we've got viewings so they must be doing the job OK, it's just the bit after that we can't manage.

tdiddy - only a few streets away. Just need more space.

Yes. Nothing negative. They liked the kitchen, the size of the main and second bedroom, the colour of the kitchen tiles, the location.... the downsides are the size of the third bedroom and the from one man the fact that he had to redecorate.

They quite often put boards at the end of the cul-de-sac to let you know that something on the road is for sale, more viewable from the main road then.

You need to keep on top of the agents.

Ah pfft...If I kept on top of the agents anymore I think I'd be done for harrassment

I think I just have to accept it isn't saleable atm. But I want to mooooooovvvve!

We recently sold our house with a small third bedroom. When showing people round I'd point out all the loft comversions (ours is not done) and how the garden is big enough to extend into. It seemed to interest the younger couples who were maybe thinking starting a family. Didn't tell them that the local schools are pants though !

Good point ! It would be easy to have a good loft conversion done with proper stairs starting from the exisitng airing cupboard. We thought about it.

Maybe I should start showing people around rather than the agent?

I'd leave it to the agent to do the viewings - your keeness to sell could come across as desperation (sorry - no offence meant) and put people on edge.

Only saying this as I had an owner who was very keen to sell show me round their house when I was buying here and it was really unsettling and stopped me considering their house properly.

I have got to say though - you are potentially being a little impatient, I know what it's like when you want to get something moving but it's not been that long really . I would think about the board though.

I hate looking round houses with the owners there, I feel like I can't be properly nosy or ask nosy questions. And I like to do that

Right ! I have a bit of insider info about a chap that looked at our house first. He's looked at about 100 houses since October Clearly in no hurry as he's living with his parents. But according to a neighbour who's DH works with his dad he really liked the house but was concerned about a leak in the third bedroom ceiling. Now we explained to the agent about that and assumed he'd call the bloke back and tell him it has been fixed. Apparently not. Should I press the agent to call the man back again ?

yes, get a board. I found my house by driving round the areas I wanted to live in. Some of those roads were cul-de-sacs.

And I preferred the agents showing me around. Can you do an open house afternoon and let them get on with it?

Well he might not believe you that it's fixed or prefer not to take the risk - I always take these explanations with a pinch of salt tbh.

Can you paint out the stain so it's not an issue for future viewings? That's the kind of thing that would really put me off - and I probably wouldn't even ask the question, just silently note it. I would just assume if it was still stained, it must be still leaking, otherwise why wouldn't they have fixed the stain?

You can get special stain barrier paints that hold back an old damp stain for quite a while.

We've done that youngvisitor - but the leak happened in heavy rain the weekend before the viewing! So although the cracked tile was replaced we couldn't paint over the stain until it was totally dry.

Don't know where you are, but the market around here seems to be "waiting" just now. First waiting for the election, now waiting to check what the budget says before anyone makes huge commitment like a house move. Is it just a timing thing?
