Advice please on what to do next re selling my house

We've had 6 viewings in 3 weeks and 2 people who seriously considered making an offer. But didn't . Apparently 6 viewings is pretty good round here atm. But nowt for 2 weeks.

So question is what to do next to stimulate interest.

1 We have no for sale board - bearing in mind we live in a cul-de-sac it might not help much but is it worth giving it a go?

  1. Drop the price. Couldn't drop it by much but enough for 'reduced price' to go on the front of the details and maybe catch someone's eye?
  1. Change agents. Don't much want to do that as I think it's unfair to do that so soon but we might if essential.

Which if any would anyone advise please?

WOW! Great news ORM!!! Now you can start househunting You are lucky with such a short chain, that should be much less stressful. We have only a short chain (our vendor is going into rented and our buyers have sold to a ftb) but I am still finding it all very nerve-wrecking....

Problem is we are having second thoughts about the house we like. Drove past today and it looked sort of cramped and closed in. Have found a few more that look better but lots more money....

Same here Orm. There was a house on the market we liked before we were even thinking about selling. I liked it and thought 'if only' but it sold pretty quickly. It came back on the market a few weeks later just before we went on the market. I thought 'how lovely' but it sold. Gutted. Then the day after we accepted an offer on our house, the house came back on the market. Hoorah! We viewed, we offered, we were happy. Now, 3 weeks later I am having major cold feet. Not sure why. Have been assured it is normal. Eek.... [wibble]

If it's normal I suspect me feet will be icebergs by the time of completion

But since things are moving so slowly here would an offer of 210 on an asking price of 235 be too cheeky? Seen a house that would do us perfectly - 4 beds plus attic room, nice area, big garden. But in need of work by the looks of it - I think it's overpriced but not sure. DH thinks there's no point in even looking.

You will never know unless you try really. Does 210 give you room to manouvre? We offered 30K less than asking price but met in middle in the end.

And also a lot depends on factors other than price sometimes. With ours a huge factor in our favour was that we were in no hurry to actually move in so even though we completed in January, sellers only moved out 3 weeks ago!

My theory is that you never lose anything by making an offer - especially if the house needs work. But when viewing places that we couldn't afford, we were very clear with the EA that we did have a max which was below the list price, and if they didn't think the owner would be prepared to consider that, there was no point in us viewing. They seemed happy with that approach as it was honest.

have just found out that both the houses I like have just gone on the market so probably not a good idea to make an offer that low.

buda - 210 is near the top of what we can easily afford. Not prepared to have a huge mortgage with things as they are. But we could go to 215 perhaps.

Have you found an architect yet btw?

I would tell the agent that you cannot afford to go above 210 then. But still offer. You never know till you try!

Haven't found an architect as yet but have one coming from Architect your Home and will try a couple of others to see what they come up with. Must get on with that next week.

we are trying to sell after buyer pulled out after 2weeks, hoping we get some interest again this weekend.

Hmmm... made an offer on the house that we originally liked. It's lovely. Apart from the hideous ceilings and wall coverings The carpets were OK - well I think they were, they didn't jump out at me as offensive, but that might be because we had been visually mugged by the ornaments and swags and borders

WIll need some work to make it normal. But a lovely comfortable spacious house.

Offered 200 which they rejected. Went back with 203 but will have to wait till Monday when they can contact the agent of the property they like. Sees a bit daft to be quibbling over 2k but we're leaving it to the agent now

They've accepted 205. So mortgage is going to be a bit more than we though but not too painful.

EA reckons end of July as everyone has had offers accepted and are keen to get on. But we'll see.

Not doing much at moment. Have arranged an architect from 'Architect your Home' to come and will prob arrange to see another couple while we are there. Will contact a couple of builders too. Have gone through survey and identified what we need to sort from that. I did have this idea of having absolutely everything sorted before we move back but i can see now that will not work. So plan is to get as much of the hard and dirty building work done and then plan for most to be done while we are there next year. Hoping to be at stage when we move back that we can rent a cottage or something for 2 weeks and be there while kitchen and bathrooms being installed and then gradually do the rest. It is all totally liveable with really decor wise.

Ooh this thread makes very encouraging reading. I'm boxing up a load of stuff to declutter to put my place on the market. Eek! It's a bit nervewracking - I haven't bought or sold for 10 years so I'm a bit out of practice
