My house sold within 2 weeks of it going on the market

Kinda unexpected, the speed! We've got a house to buy and things seem (touch wood) to be going through.

DH is self employed though and I'm not working, so we've had to get a self-cert mortgage (eek at repayments). Survey was done on Friday and is fine, so we are just waiting for the "ok" from mortgage co now.

My Solicitor hasn't sent the searches off yet () despite being instructd a month ago so I put a rocket up his arse this morning.

My buyer wants to complete 11th Dec, so I'm on pins, its only 6 weeks away! Will be a chaotic Christmas thats for sure...me, DH, 10yo DD, 5yo DS1, 1yo BabyG, the hamster and 3 million packing boxes

Just be prepared for a long wait bot. Things are moving slowly atm in house market, we were lucky but most houses near us have been on themarket for months.

Yes we're relocating, from Yorkshire to Gloucestershire!
I know I shouldn't get my hopes up, particularly at this time of year, but it's difficult not to.
The estate agent seems to think that our house will sell within weeks, but I don't know whether he's just saying that..
Incidentally, when we bought our house (very short chain, mortgage pre-arranged) it took 12 weeks from acceptance of offer to completion date. I think that's about average assuming there are no delays with searches, surveys etc.

We had our offer accepted on 12 Oct & are due to complete (fingers crossed) on 27 Nov, which is less than 7 weeks. There are 3 parties in our chain. Good luck

We are at the stage of having all the paperwork and needing to sit down and complete it all. DH doesn't have time till the weekend though which doesn't suit my impatience. But it will be fine.

We had the survey done on Friday so are waiting for that also.

Just north of York. We love it, but all our family are in the south, so it's time to move.

Hi there dilemma. Glad all is going well for you.

Paperwork on hold here. Got the survey on Saturday and there are bats in the roof. I HATE bats. See my other thread in Property!

Am about to phone surveyor to see how bad it is. Had another look at the survey last night and it says "there are bats and the floor is covered with their droppings."

Someone on my other thread said that their bats didn't come back once they installed wireless broadband. Need to find out if current owners have that installed. Need to find legal ways of making house unattractive to bats!

OMG dilemma! A rat on your face! I would have nightmares to this day I think. Having said that I would be happier with rats in the house as you can get someone in to deal with them. Bats are protected.

Anyway - have just spoken to surveyor and it is not as bad as I thought. He thought he saw one but when he looked again there was nothing there. There ARE droppings but they could be old. He spoke to the vendors and they said that there were bats but that they hadn't seen any for a few years. I have just spoken to the vendor too and she promised me that she hadn't seen any. She said she quite liked the idea of having them and when they moved into the house in 1983 they had the roof treated for woodworm and because there was evidence of bats they had to use a different chemical but that even so she thinks the bats left then. She said that one evening about 3 summers ago she saw 1 bat in the garden. I think I believe her as they are only moving next door so it is not as if she will never see me again! Whew!

We just had a prob with mortgage - the company we were applying to said they aren't lending any more money until Feb next year ... after we've paid £700 fee . Luckily we have managed to get sorted but are now trying to get hte farking FEE back.

Bloody hell MamaG. Surely that is illegal? To take your money if they knew they were not lending? Sods.

We almost had an issue with our bank. We are in the extremely lucky position to be cash buyers. Most of the purchase price of the house is easily available but the rest is invested. DH wanted to borrow the extra against our investment portfolio to be paid back from salary within 9 months. Bank said no. Have a mortgage. We didn't want a mortgage. So DH booked a call with our 'client care' person at the bank who has been dealing with our account for over 10 years. She knows DH well - and his tendency to move banks if they piss him off. Listening to the call was funny. He takes NO prisoners. We got the loan facility!

We filled in all the solicitor stuff last night and I will post it all from London on Thursday on my way to New York. Have been through survey more thoroughly now bat issue is being sorted. Nothing there that we didn't expect for the age of the property. So all seems good.

I did have a slight panic. Solicitor needs notarised copies of our passports and DH got them. I was getting everything together and realised the notarisation was all in Hungarian. Emailed DH demanding he get them done today in English. Impossible apparently - Hungarian notaries will only notarise in Hungarian even if they speak English. Anyway - DH spoke to solicitor and that is ok if we put in a copy of our Hungarian residents cards. Can't quite understand it myself but there you go - after all the Hungarian could say anything really!

yes it could say "This is not buda and Mr buda"! at you going to NY, I'd love to go there.

The fee we paid was to the brokers, so it covered survey etc - I can't believe they didn't know that the mortgage co was going to stop lending, they deal with them ALL THE TIME, hte must have had some inclination surely. Still waiting to hear back from them but I'm NOT happy
