My house sold within 2 weeks of it going on the market

Kinda unexpected, the speed! We've got a house to buy and things seem (touch wood) to be going through.

DH is self employed though and I'm not working, so we've had to get a self-cert mortgage (eek at repayments). Survey was done on Friday and is fine, so we are just waiting for the "ok" from mortgage co now.

My Solicitor hasn't sent the searches off yet () despite being instructd a month ago so I put a rocket up his arse this morning.

My buyer wants to complete 11th Dec, so I'm on pins, its only 6 weeks away! Will be a chaotic Christmas thats for sure...me, DH, 10yo DD, 5yo DS1, 1yo BabyG, the hamster and 3 million packing boxes

Oh dilemma Sorry it didn't work out. I agree that having the surveyor's report helps take the shine off and lets you see it for what it is.

MamaG, can also recommend the Wetherby Whaler, my Grandad goes there a lot! He has very high standards. He goes with my in-laws. Grandpops lives in Leeds.

Me? I'm mid-negotiations trying to get a cash buyer to increase their offer. I can't get the vendor of the house we want to drop his price at all. So we may well have to go into rented with 2 children, one of whom does not do well with change

If the flipping vendor would just come down £5-10k we could have a 2 house chain with a cash buyer. Their property has been on for 18 months and because he has had to drop his price a few times he now refuses to drop it further. Chap told the EA he didn't need to move!!! So why is his house on the market? Crazy, it is a buyer's market supposedly.

Hi there - can I join you?

We have finally exchanged contracts on the sale of our flat after 3 long years of trying to sell on and off and two previous buyers pulling out. We lucked out this time and two people got into a bidding war over it and we sold for £27000 over asking price which was £77000 over the price we accepted last time!

We complete in two weeks and I am frantically trying to pack - not easy with three kids under foot. We are moving in with my mum for a bit and putting all our stuff into storage as the place we want to buy will not be ready by then.

We are trying to push the people we are buying from to rent as they haven't even chosen somewhere to buy yet! We want to be in before xmas, but not sure what is going to happen yet.

dilemma that house obviously isn't meant to be for you. I think you did the right thing with teh surveyor's report though, it obviously helped you.

Fizzylemo how frustrating for you - you'd think your seller would be a bit more reasonable, particularly as it would mean such a small chain. Wanker

Ilana - feel free to join us! Its great that you sold your flat for that price, but GOD it will be stressful living wiht your mother ... hopefully it won't be for too long! My tip would be to go out ASAP (I don't know your mother btw, I just know it would drive me to distraction to live with mine, much as I love her!)

My mtg co have asked for last months' mortgage statemetn ARGH! It hasn't even been put on the building soc's system yet FFS! Luckily they have agreed to write to me confirming that the paymetn was made in full and on time but it means MORE days to wait until we get a decision. If I'm not grey and/or bald by the time we move it'll be a miracle. That will impress the new school-run-mums won't it? Me turning up with a bald head wiht a few straggly grey hairs waving in the wind!

Fizzy - sounds like a nightmare. You do really wonder why people bother to put their house on the market.

No news on ours yet. Have picked solicitors I think. Survey being done on Friday.

MamaG I am seriously going grey over it Yes they are crazy, if they didn't need to sell they wouldn't still have their house on the market. Feel free to lower the tone, it makes me feel better.

We are happy to pay the asking price but it is all down to the LTV rates on the mortgage we want. I am a sahm so as we are going for a bigger house we chose a less expensive area than we currently live to keep costs reasonable. So we are willing to drop our price just to get a sale but thought he would come down a teeny bit. It's a hell of a lot less than we are coming down by.

IlanaK -well done Hope the stay with your Mum is short. I know lots of people who have done this, wasn't pretty

Fizzy that really is a bummer, some people are totally inflexible aren't they? Keep working on him.

Dilemma, sorry the viewing didn't go as planned, but I think gut instinct is right, with or without the surveyor's report. If it just didn't feel like it should be home then it isn't the one.

Eek at moving in with Mum, Ilana. How brave! Though on tap babysitting could be quite handy.

Don't get me started on feckin mtg companies MamaG. It was the most tedious mortgage application I have ever done. They kept changing the list of necessary documents and then adding some more. The broker was a dickhead, the documents went from Kenya to him in London, to the mtg co in London to the mtg co in Hong Kong and back again

We are waiting for our vendor's solicitor to reply to our solicitor's letter stating that funds should not be transferred to the vendor until the property is registered in our names as per the law.

not celebrating or jumping up and down until exchange but it all good.

As above, cash buyer upped their offer.

We lost the house we want and we are looking at another but don't think they are going to sell as think they are going to stay put and extend instead

Looking at others but the market is against us, we have a bit of time but may end up in rented. Ds1 is 6 and is not great with change. He is a very sensitive child (which is lovely) so I wanted to get his room done first anywhere we moved to.

Fingers crossed.

dilemma - go into all the local estate agents and meet them and tell them what you are looking for. Then keep calling them.

When we were looking in Somerset a few weeks ago we went into all the agents and had a chat. Saw a property with one agent which wasn't right for us and when I emailed them to say, I got an email back to say they would have details of another house within a few days. They emailed me with the details of the house but it wasn't actually on their website at that stage. It didn't go on for another 2 or 3 days.

It sounds like they have a list of people looking and they have contacted them and arranged viewings before the sign went up.

No news on our purchase yet. Putting all the paperwork together and waiting for the results of the survey which was done on Friday.

dilemma is it because it needs so much work that your DP is unwilling to take it on?

Is this the house that had 5 viewings lined up? Did you know the house needed gutting before you went and therefore everyone else did?

These things always take longer and usually cost more than you think. I think it also depends on the age of your daughter and whether you are laid back enough to handle it.

I gutted the house I am in over 4 years, my boys are now 6 and 3. I would do it now but looking back it is crazy when you have very little ones. All tools have to be put away every night, you can't leave anything out etc. It was very stressful.

But if it feels right then you maybe you have to work on your DP. I always thought it was a given that the woman always get to choose the house You can also work the whole what the hell else is going to be available angle!

Oh dilemma that really is a dilemma. Poor you. Fizzy talks a lot of sense about the tediousness of doing up a house. Why not go away and think about it for a couple of days? Think about what it would be like to live in it as it is, live in it with workmen around, live in it without things working while you do it up, live in it with all the mess. DON'T dwell too much on how beautiful you can make it. If you can stand all of the above then you need to go and beg to DP

I often find my emotions run away with me about these things. Dh brings me right back down to earth about the practicalities and the reality of it all. I try to take out all my emotions and he tries to see what it could look like and then we work out whether one of us can compromise.

I have to say, I usually 'win'.

Well, to day I have signed our final documents. We have completed. The house is 90% ours, we just now have to wait for our deeds to be registered. It could take a month, it could take three. I'm hoping the vendor being a politician can make the process move through swiftly.........

House selling here too. It's the first time we've sold a house, so are mostly clueless!
First viewing was yesterday, and they liked it, but prefer the detached version round the corner.
We've already found the house we want to buy, and are both trying not to get too excited in case we don't sell ours in time.
Aaargh!!
