What’s wrong with my house?

House been on the market since Easter, it’s in the catchment for the much sought after local grammar, well priced, was valued originally at £595,000. We had an offer for £575,750 which we accepted during the summer hols but then fell though due to reasons unrelated to the house. We need to relocate, so dropped the price, even though much larger than most houses in the surrounding streets and better parking. Estate agents can offer no constructive feedback that I can act upon. I get that it’s not all grey etc but it’s a period house and has a wealth of features intact. Any ideas?

No it’s just on the other size of the room. No enhancement. As you come from the dining room, the cooker is on the left and the main run of cupboards on the right.

I think you would do well to have a pic of where the oven is. From your description it seems to be in a corner which isnt ideal.
Pretty house though

Lovely house op. The only thing I’d change on the plan is rename the middle reception room as bedroom 2. Four beds plus study sounds good. You still have the breakfast room as another reception room.

Generally a lovely house but there seems to be many different styles going on.

The main bathroom is lovely but the loo in the ‘closet’ wc has a more modern (and ugly) cistern/ cistern lid and loo seat.
The kitchen strikes me as rather odd and mismatched - top half in one style and bottom half different entirely.

Garden is average for the area, it’s all terraced streets, 5 mins walk from the town centre so few have massive gardens around here.

Can you point it out on the photo? If I can't see it neither can any potential buyer.

Have you looked at the pictures??

Thank you. That’s great advice. I have my bedroom in that room, but the agent suggested I turn in back into a reception every time it’s viewed which is a right pain tbh!

The downstairs loo doesn't even seem to have a sink - the house really needs to be rejigged to put an en suite upstairs or a bathroom/shower room downstairs.

What's wrong with your house is balance - too many rooms you're calling bedrooms and not enough bathrooms.

FuckoffeeBeforeCoffee · Yesterday 18:36

Well, seeing as you don’t want to listen to the feedback about the wall colours…

The kitchen cupboards don’t match, and I don’t mean the two colours. They are completely different styles with different handles. It looks like a bodge job and that would put me off completely.

It’s a nice house but it’s price

Skybluecoat · Yesterday 18:36

The photos make the house look very cluttered in places, way too many plants! And take down the artwork, some of it is off putting.

I agree that the lack of a second bathroom is a problem.

Funnily yes I have 😂 so it’s in the alcove next to the counter on the left. Right next to it but it doesn’t show in photos as it’s missing the first 2ft of the kitchen!

No offence but if I was wanting that type of home.
parking looks a nightmare especially with shopping / children / parking close to your house.
It looks nice from the exterior regards a strong home.
It’s not 4 bedrooms really as walk through.
the kitchen needs ripping out as the top cupboards don’t match the bottom ones (that would irritate me 😬). It needs a full new kitchen as it looks like appliances just rammed into holes.
Bathrooms need updating.
The bold colours on the walls just fill me with dread as it’s hard to hide strong colours (this could be the one thing which makes me say no 100%) I could live with the kitchen even though it needs a new one in my eyes.
All the ivy / bushes seems like hassle and will all need fixing as the end bit seems like it might fall down / a lot of cash.
Maybe it’s the pictures but do you have damp in the sitting room on the wall. Or maybe a bad photo.

Take the house plant from the fire place too - looks odd. Or fill it with logs.

Take some of the sofas out. Far too many. Looks like an oap home and I have a big family. Or get some plain covers to put over the top.

However, that’s me and I can’t be bothered to do work (like to walk in homes that I can live in with minimal hassle) but I couldn’t live with those bold colours on the walls. That is the most off putting to me as decorators are ££££

If I was wanting to buy on your street - your house would worry me as its needs a lot of ££££ for myself to live in it.

Just being truthful unless it’s a steal (square footage / price) I’m not in love with it sorry!

That’s a good point but without a loft conversion then a second bathroom is undoable or not usual round here. At least we have a downstairs loo though. So not a whole family banging on the bathroom door in need 😂

So this needs sorting then. You shouldn’t be accepting photos that need explaining.
Is there a sink in the downstairs loo?

TheGirlattheBack · Yesterday 18:38

It looks like a renovation project to me. The lean to is a tear down so you’d have to build a utility room of some sort; it needs new flooring and decorating throughout - painting over the black woodwork will be expensive and time consuming; it needs a new kitchen; the shoddy boxing-in in the loo and mis matched kitchen are red flags for poor quality work throughout; some walls need re plastering (see yellow bedroom); new fireplace in dining room because someone painted it black! I’d imagine if I came to view the list would be much longer.

Renovations are increasingly expensive so if you price it based on market value without taking the work that needs doing into account then you will struggle to sell.

A 4 bed with 2 bathrooms on your road sold for £520k a year ago. The market is tough for sellers now and the price you put on yours is too high. It would have to have been recently decorated to a common taste (wink wink) to reach the price you put on it

I didn’t think a bedroom counted as a bedroom if you had to access it via another room?

HappyNooYear · Yesterday 18:40

Hi having sold and bought relatively recently here’s my take on it.

you want to sell? You need to make some changes. Anyone buying your house is not going to like your decor. Sorry!

the blue needs to be drastically toned down. A very pale blue or white. And woodwork not black!

remove the sofa in the window bay in the living room. Room is too cluttered. Also take down the photos opposite the fireplace.

beds- neatly made beds with plain duvet covers. Fewer pictures on the walls.

better photo of the downstairs loo & sink.
2 photos of the kitchen- second one showing the cooker area.

new photo of the lean to and a garden tidy up and re photographed.

it is a lovely house but you need to ‘sell’ it to not yourself! Blanding it will sell sorry

Yes that was an ex HMO and in terrible condition, the new owners have had to do thorough renovation over the past year+

Do you mean the oven is in the space marked yellow here? If so, that would put me off not having worktop space directly next to the hob and having the job right by the door feel dangerous

What’s wrong with my house?
TomHanksIsMyHero · Yesterday 18:43

If you can spend money on it, I’d make the decor more neutral.

I would also tweak the rooms and descriptions a bit…I’d make the second reception room more of a study, I’d make the upstairs study a dressing room (tell viewers there’s potential for an en-suite there too) and call the lean to the utility room (board the ceiling out of not already).

Box in the kitchen pipes, the blue makes it look leaky. Can you get matching doors for the upper units?

Declutter and have the photos redone. People need to be able to visualise their own stamp, they can’t always to do it something is very personalised.

ETA remove some furniture from the living room too. It looks cramped…put the armchair in the other reception room and move the sofa out of the bay window.

Me too. My oven was in the corner of my kitchen and it was first thing on my list to change

Lovely house OP

Pessismistic · Yesterday 18:44

Hi op the house itself is nice but your taste won’t be to everyone else’s taste and if you paying that price you want to move right in. I get you don’t want to make it neutral for buyers but it’s very busy. Loads of furniture that takes your eyes away from the walls it does unfortunately look old fashioned, what have the estate agents suggested as they are the experts.

Familymanhero · Yesterday 18:45

It's a beautiful house. The market is slow though.
