What’s wrong with my house?

House been on the market since Easter, it’s in the catchment for the much sought after local grammar, well priced, was valued originally at £595,000. We had an offer for £575,750 which we accepted during the summer hols but then fell though due to reasons unrelated to the house. We need to relocate, so dropped the price, even though much larger than most houses in the surrounding streets and better parking. Estate agents can offer no constructive feedback that I can act upon. I get that it’s not all grey etc but it’s a period house and has a wealth of features intact. Any ideas?

Where’s the 4th bedroom?

Blueysothermother · Yesterday 18:07

Also it’s within 20 mins walking distance to 3 stations with direct access to central london, one of which only takes 20 mins!

It's a really nice house, OP.

The market is horrible and the war/s are making everything worse.

Eyesopenwideawake · Yesterday 18:08

Where's your cooker and hob?

Blueysothermother · Yesterday 18:09

Opposite the the cupboards you see in the photos. It’s a decent size square kitchen about 3mx3m

Old fashioned looking living room, brightly coloured walls (especially that blue one!) and whatever is growing all over the conservatory roof would put me off for a start. You don't want to pay north of half a million and then have to sort all that stuff out.
So take the pictures down, repaint it in neutral colours and get a gardener in.

Why thank you! I appreciate that comment. I love it too. Just confused why no one else does!

Where’s the 4th bedroom? A walk through study isnt it, is it?

edited to say I personally love your style!

Do you get viewings OP? Or has everything stalled? We are selling an apartment in London which would once upon a time have sold within days but the market is very slow atm. There was a period when everything had stopped and we were getting worried but now it seems that viewings have picked up again… i believe it will happen but just in slower motion.

It’ll be price, it always is. The market is changing rapidly and buying power for many has been significantly reduced due in part to increased borrowing costs.

Out of interest what state was the house in when you bought in 2002? £191k then is the equivalent of £403k now which is a long way below what you’re asking for.

Ah yeah I get what you’re saying but it’s a period house so we have period furniture to match. The people that want bi-folds and sterile interiors will buy a new build and I know that.

You’re marketing it as a 4 bed when it isn’t. People who filter using 3 beds on right move won’t see it, and those looking for a 4 bed won’t accept that.

It's nothing to do with the furniture, I didn't even notice that! It's the walls and what is on them.

Tiddlywinkly · Yesterday 18:14

I'd suggest painting the walls a neutral colour and advertising as a 3 bed.

I don’t even need to click the link

Price

Im just going off a quick look at your photos so forgive me if I sound blunt:
The lounge looks small because your furniture is dominating the space
I know bright colours can be painted over but they add to the feeling of rooms looking small
Your kitchen cupboards don’t match so for most people thats a job straight away
Bathroom looks quite basic and cold.Loo is quite ugly.
It needs to look a bit tidier - feels cluttered

Sorry!

We’ve done a lot to it, redecorated many times, new bathroom and kitchen etc since then, more than once. But decorated for family life, over the 20+ years, not for prospective buyers. It’s mid priced in the area for the size.

It’s always the price.

It’s a lovely house but it may be easier to sell if it was a bit more neutral, for example paint the blue room and change the kitchen doors to all one colour.

FreshInk · Yesterday 18:15

I wonder why you’re not addressing the bedroom comments?

TBH, estate agents and sellers trying to mislead me, i.e. saying it’s a 4 bed rather than 3, would put me off wanting to do business with them.

And anyone looking around the property or considering viewing it - will know this. And yet… no takers.

Price. It’s that simple

Where???

What’s wrong with my house?
Turnsoutnot · Yesterday 18:17

1 bathroom but a family home…. That would rule it out for me.

But why it’s not being picked up by people who don’t mind one bathroom - is price

rwalker · Yesterday 18:17

I think it’s the market some of the colours aren’t for me but there not deal breakers

being picky

green kitchen wall units aren’t great
and boxing in pipe work in downstairs toilet looks bodged as does behind the toilet in the bathroom
again these are finishing touches wouldn’t be deal breakers

HappyViewer · Yesterday 18:17

Could you put a wall in the upstairs study so there’s a hallway there and it isn’t a wall through room?

Twiglets1 · Yesterday 18:17

It's only really a 3 bed house because you have to walk through one of the bedrooms to get to another one.

So you need to think - what do nice 3 beds go for in the area? Then you can add a bit to that because you have an additional room (not really a room suitable for a bedroom though). I think it's ideal as a study, which is listed as on the floor plan.
