What’s wrong with my house?

House been on the market since Easter, it’s in the catchment for the much sought after local grammar, well priced, was valued originally at £595,000. We had an offer for £575,750 which we accepted during the summer hols but then fell though due to reasons unrelated to the house. We need to relocate, so dropped the price, even though much larger than most houses in the surrounding streets and better parking. Estate agents can offer no constructive feedback that I can act upon. I get that it’s not all grey etc but it’s a period house and has a wealth of features intact. Any ideas?

Surely the issue is that it's right next to the stadium! Ppl will assume it's a complete nightmare to go anywhere at the weekend. Do you have lots of fans walking past your house ? One look at the map and it will put people off. Also being opposite cemetery.

I wonder why you’re not addressing the bedroom comments?

TBH, estate agents and sellers trying to mislead me, i.e. saying it’s a 4 bed rather than 3, would put me off wanting to do business with them.

Didn’t get there yet, is all!
it has three double bedrooms plus a single bedroom/study upstairs. When our kids were small, all bedrooms were used as perfectly usable beeooms 3 double plus single. Now I have the third reception room as an additional double as it suits our needs better.

You’re marketing it as a 4 bed when it isn’t. People who filter using 3 beds on right move won’t see it, and those looking for a 4 bed won’t accept that.

Agree. You are selling a 4 bed but it's not, because you need to go through 1 bed to another one. You are muddling your market. It's the 4th bedroom which is putting people off.

we Can see the stadium at the end of our road but there is no access to it so no walk through crowds. On match days it’s residents only access to our road via car and permit parking for residents so not too much upheaval at all.

Not convinced. Buyers also may not be convinced.

Plus if someone really needed 4 bedrooms, they would want an additional bathroom or en suite somewhere. The layout of the house is not optimum as a family home.

The white room is so nice, could you make more rooms look like this?

It’s priced as a 3 double bed with additional study though. If selling as 4 bed it would be on for the original 485k

It has very substantial downsides
but that isn’t reflected in the price

If you want to sell it, you’re going to have to accept - it is the price

how long has it been on the market? And viewings have all but dried up?

eyeblob · Yesterday 18:22

love your style except the green kitchen cupboards, makes me think I would have to change it. Imassuming its the price.

Turnsoutnot · Yesterday 18:22

I think you’d be better off actually saying 3 beds because quite honestly - 4 bedrooms and one bathroom? No thanks

HappyViewer · Yesterday 18:23

The lean to looks really old.

ProtestantTraybakeQueen · Yesterday 18:23

I love it! Spacious bedrooms.

sadly don’t have the money until we sell and couldn’t bare to live in a sterile, no character place for months in the vain hope it will make it sell.

I don’t dislike the house at all. The main thing for me is that there are no carpets or proper floors. Main thing, it’s near the cemetery and it’s by the football ground. Parking round there is rubbish. However, people should be falling over themselves for the school aspect. Check they still offer some distance places

Opposite the the cupboards you see in the photos. It’s a decent size square kitchen about 3mx3m

Where???

Have some of these photos been enhanced by AI and they’ve deleted the hob and the oven?

But when filtering from list 4beds it will pop up and people will be annoyed
List it as 3beds

Thats a shame, neutral walls and then splashes of colour from all your nice furniture etc would look good.
Would you prefer to live in your current house with a few changes that you don’t love or to move?

Wistfultearia · Yesterday 18:27

Blueysothermother · Yesterday 18:11

Why thank you! I appreciate that comment. I love it too. Just confused why no one else does!

I absolutely love it and would buy it like a short if it was the right area for me.
Maybe buyers are disappointed that it wouldn't work for families needing 4 beds, because you access a bedroom the 'study'. I'd market it as a '3 bed with study and 3 receptions'. People who need an occasional extra bedroom could use either the study, or put a sofa bed in the lounge and still have lots of space to entertain.
Hope you sell it. It's so nice to see a beautiful period property that hasn't been 'extended' out of all recognition.

HinzKunz · Yesterday 18:27

I think the living room is a really good size but it looks quite small in the pictures. There are a lot of big chairs in there and lots of things on the walls and the tall unit in the corner.
what is picture 8? It’s not clear what purpose that room has.
id address the ivy on the lean to and cut it back.

how big is the garden? It looks very small from the pictures but that may be the angle. For me that would be the deal breaker (and the stadium).

have you checked the local per square meter sold price and worked out if your asking price is in line?

legallyblond · Yesterday 18:27

The issue is it is not a 4 bed house!

AllJoyAndNoFun · Yesterday 18:24

No it’s just on the other size of the room. No enhancement. As you come from the dining room, the cooker is on the left and the main run of cupboards on the right.

@Blueysothermother I’d be thinking there was a lot of work to do. Lots of redecoration, kitchen, bathroom. The overgrown rear roof would make me worry about damp and damage from that. If you truly want to sell, it needs to appeal to the do’er upper market, not those looking for ‘walk in condition’. A look at sold prices on your street suggests it’s priced top of market yet work is needed so that would put me off. Presumably the properly you’re looking to buy is also cheaper than it would have been in a better market so bear that in mind too. Good luck.

KeepPumping · Yesterday 18:30

Blueysothermother · Yesterday 18:15

We’ve done a lot to it, redecorated many times, new bathroom and kitchen etc since then, more than once. But decorated for family life, over the 20+ years, not for prospective buyers. It’s mid priced in the area for the size.

The area is obviously overpriced judging by sales volume?

Hertfordshire property sales volumes in maps and graphs. 9/2026

Between 9/2025-8/2026, there were 12.6k property sales and sales dropped by 23.4%. 130 properties, 1.0% were sales of a newly built property.

The use of bold colours, especially all that blue in one room.
Too many wacky pictures.
All that stuff in the lean-to. Isn't there anywhere else to put the white goods?

The ivy has been cut away since the photos. The kitchen and bathroom have been done within the last couple of years. All new appliances. Except one detached house, it’s the biggest house in the street by one more double bedroom and one reception room. I’ve checked the sq ft market price for the area and it’s below.
