Planning to put our house on the market - advice please

We have a 3 bedroom house which we plan on putting on the market shortly. We are currently decluttering and styling the house ready. Our 3rd bedroom is bigger than the other houses on the street but it still isn’t large. It’s 4.2x2.6m so narrow. I can’t work out where to put the bed! It’s currently an office but it’s very much a family home so I want to style it up as 3 bedrooms.

1st question - would you bother?
2nd - where do I put the bed?

For context, the door is at one end and the window at the other. The bed needs to go lengthways or we won’t get a double bed in here. What does everyone think? It can only go by the window but then does that look ridiculous!

I think it's important to show it can be a bedroom, but I'd only put a single bed in a single bedroom

If you're wanting general advice, you'll need to be very realistic about price. I've just looked at a house that's been on the market for ages, at only 10% higher than it sold for in 2017.

This would be ideal because it’s already set up as an office but wasn’t sure if it would put people off.

When we were selling our last-but-two house in 2014 our EA advised us to put a bed in the attic bedroom that we were using as an office. There were two bedrooms on the first floor, one on the ground floor (in a former annex - as well as three reception rooms and huge kitchen/diner so not like we were calling a dining room a bedroom!) and another in the attic that did have a - king size - bed.

We bought a cheap single bed on eBay and moved the office into a small space between the two attic rooms that had previously been a walk-in cupboard. It was then marketed as a five bed.

Our buyers had three tweens, two of which ended up in the attic bedrooms so it worked for our sale to show it as a bedroom.

I'd style it as a bedroom even with a single bed if you want to sell it as a usable three bedroomed house.

Can you put a single bed across the window, and have a big enough desk to continue using it as an office? Shows both possibilities - and presumably if its an office currently, its because you need one!

Dont get a single bed, get a put me up and dress it as a bed, it would look like a bed but not dominate the room, this is what a lot of new builds do their sizing is smaller. Itwont put people off, this set up is what we have just bought, 2 adults and a teen, 3rd bedrrom will be storage or occassional guest. When I was a kid we had same sort of 3 bed and the box room was my bedroom.

I'd style it with a single bed and a desk - or even a fold up desk.

This was the advice we had for our boxroom in our last house. It fitted a single bed comfortably which was obvious even without the room styled as a bedroom.

I wouldn’t bother

it sounds like an ideal home for a FTB so you dont neex to style the box room
