Sell and rent short term, or stay and improve our home?

Can anyone share experiences of renting, fairly short term.

We have lived in our house for 20 years, it is a bit too big for us now but it is very much our home, family gather here, we've been really happy here, needs a bit doing to it, one DC still lives here but drives and is happy to move with us. Other one at uni - makes no difference to them on a daily basis.

We've got a buyer for it, fairly long way down the process but the seller of the house we are buying has just decided to stay put (one half of the couple has just been diagnosed with a life limiting illness).

So, do we sell and go into rented or stay put. Moving - we'd go somewhere with better public transport, wouldn't have quite so much room to knock about in but properties in the city are more expensive so we would pay moving costs and probably have a slightly bigger mortgage. Staying - we'd probably have to replace the kitchen and get some decorating done, would be still reliant on a car, less upheaval, the moving costs would cover the new kitchen.

Feels like a quandary.
