Why can’t I see the original RICS valuation for this house?

Can I ask opinions - what do you think the reason is? I am buying a shared ownership new build house, using cash to buy a share so there is no mortgage (so no lender's valuation). I've asked to see the original RICS valuation. My solicitors say is not possible, Housing Association said ask your solicitor, and so on. Are they being obstructive or is there any genuine legal reason why I can't get hold of it? I imagine that if it was any new build, the same rules would apply I don't think the shared ownership aspect is preventing me having sight of the valuation (but probably not helping).

Housing Association has it as they commission/pay for it. I would speak to your solicitor.

As for the reason - it's probably less than the sale price by a considerable amount! But as far as I know they can say it's effectively a minimum of what it's worth and charge whatever they want.

When I say ask your solicitor, I mean ask them why it isn't possible.

Why are you interested to know what it is.

Can't you get your own valuation? I wouldn't buy a property without one particularly a new build. The last one my parents bought had over £30k of things wrong with it and claiming off the warranty took 5 years. If they had known they would have brokered a discount or left it.

Solicitor says it's not part of their conveyancing process. I assumed that's because there is no mortgage involved and I thought I'd ask on here to get ideas, maybe someone had a similar experience. But I can keep asking them, and the housing association, and both can, I assume, keep saying no.

It belongs to the housing association and they don’t want to share their data. Your solicitor won’t know anything about it.

No, there would be a completely separate mortgage valuation from Halifax or whoever if you were getting one - literally a drive-by to check it exists if you do the basic valuation. The RICS is something the HA has to do for the shared ownership scheme and nothing to do with your purchase. I more wondered if the solicitor could tell you the reason why they don't share it if you're curious.
