Vent about house buying/solicitors - feel free to rant with me

I just want to scream about how frustrating it is when queries were asked and answered back in August on our sale and the buyer’s solicitor is only now saying he hasn’t got the answers. When we have given them. And we only know he doesn’t think he has them because we have been nagging every single day to find out what the delay is. Aaaaaarghhhhhh!!! Why does it need to be like this?!!

Because their fees are so low they have too many cases on.

But that doesn’t excuse complete incompetence. We answered their questions in August. It’s October and we should be exchanging. Our solicitor is actually decent and we have had other good ones in the past. They’re not all bad!

Get the agent to tell the buyer to chase them. Phone the agent too. Basically letthem know how crap they are. They may even want to change solicitor if they’re that bad!

And yes it’s very frustrating how it all takes so long due to solicitors

Don't get me started on solicitors. Mine is pro active, we signed contracts way back in july but down the line they all take 2 weeks to do 1 thing. This is our 16th week and im beyond fed up. You ring, chase and it makes me more stressed. Exchange was spoken about mid august, then my buyers buyer changes mortgage lender 2 weeks ago ffs. Then when you think its all good again she still has outstanding enquiries. Fuck my life, they have had since beginning of June to discuss enquiries. She is buying a newish house what the fuck is there to ask. Now my buyer has answered all the questions and her buyer has signed the paperwork. Are we discussing dates, like fuck we are. Radio silence. I feel like telling them to go fuck themselves but my husband is calmer and says we are near the end. Soooo frustrating.

I remember being asked (and signing something) that I didn’t mind two lawyers in the same office handling the seller (me), and buyer. There was the inevitable ‘what’s taking so long’ and he had the gall to say ‘I haven’t received that from the other side yet’. So I reminded him they worked in the same office 🙄. Then there was an issue with a covenant and he said he’d dealt with similar before. Two weeks later I asked if he had resolved it and he said ‘oh I thought you were dealing with that’ 😡. Really if I hadn’t already incurred fees I would have fired him.
The best conveyancer I used wasn’t a lawyer at all. The worst was my cousin. He didn’t normally do property purchases but he said he’d do it. He charged me full whack (fine I didn’t expect a family rate) but he didn’t even do the job! There had been a leak from the flat above so we agreed we’d withhold £250 from price to make sure the redecoration had been done (it hadn’t been and he forgot to withhold it). And I got a call from his assistant at work saying I had to exchange that day or I’d lose it! She did the work - he’d gone on holiday. To top it off I bought the flat from a newscaster and he was a shit. He’s still on TV too.
