Experiences of living in a 2-bed with 2 children please

Would really appreciate any sharing their experiences of living in a 2-bedroom with 2 children, well I have one 16 yo and one 11yo. I have been looking for over 2 years, and i either get outbid (we're in Scotland) or the house needs too much work which I absolutely cannot go through again.

16 yo is very much against me sleeping in the living room, although I have explained that I would buy a good sofa bed and no one would notice. The boys must have their own rooms. I would also buy somewhere with 2 toilets, or a flat with 2 showers.

I just want somewhere small and manageable, next to the school so I didn't have a horrible school commute twice a day. I also don't want to be at the top of my budget for a house that needs a lot of work because it won't be my "forever home, it's just to get the boys through high school.

Is it really that bad?

i didn’t expect these ages!

hold tight for the 3 bed

Where are you currently living? How many bedrooms?

I just thought, as long as they have their own space, and I have somewhere to put my desk I really dont mind, in fact I quite like the idea of it, but I don't know if the reality will match!

We are currently in a 4 bed, with a large garden. The house was bought using LIFT but i will hopefully walk away with equity. What it does mean though is that i will never have a cheaper mortgage than I have now, and that really sxares me. The absolute maximum budget is 230k (including deposit) but I really don't know if I will get a mortgage for that, its a risk. All the houses I've viewed need work, and none of them feel right, other than a few which have gone very quickly. I would rather buy a 2 bed newish build flat at 180k, but drop the awful commute, busy road, isolation and constant taxiing around. I want a life, and I don't have one here other than work and commute.

I would hold tight for a 3 bed personally

Can you find somewhere where you can have a pull out bed in the living room and sleep there yourself? This is what I muse about doing if I had to sell up which may happen when my fixed rate expires next year. Is the eldest going to uni in a few years?

How long have you been in your current property?
