How has sept been for house sales in your area, we are in south wales, pockets are ok but slowing, others have come to a complete halt. No one is reducing and very little has come on. Its like a mexican stand off!

I've been watching the market as I'm considering a house move next year and it's basically the same as you've described. Admittedly I've only been monitoring my local area, but some properties are immediately 'under offer', some have been listed long-term.

KeepPumping · 29/09/2026 15:05

With mortgage costs predicted to rise I don"t see much future for the kite flyers TBH.

windinthewillows2 · 29/09/2026 15:08

Dead. Kent / Sussex area. Two houses I know on the market haven't shifted

Notonyournelly1 · 29/09/2026 15:44

I have been following the market as my dream house came on the market. very similar situation here too.

The dream house needs complete renovation and is wildly overpriced! They’ve reduced once in the almost 5 months it’s been on the market but we shall see! It is currently the most expensive house on the market in the area.

LibertyLily · 29/09/2026 15:46

West Sussex...nothing much was shifting, then suddenly a few houses listed between early Aug and early Sept went SSTC last week. These were in the 400k-700k range. Anything 800k+ seems to be sticking or reducing multiple times.

We know someone who listed at 875k in August and is now down to 795k. They've had three viewings since reducing, but nothing for a couple of weeks.

bumblebee1000 · 29/09/2026 15:48

Nothing here in east london, i do one day a week in agency, only things selling are cheap purpose built flats with garden and long leases or SOF...flats in blocks are dead....houses have been reduced by around 20% and not selling.

Jackiebrambles · 29/09/2026 16:05

Absolutely dead in SE London. Nothing moving, we’d potentially reduce but there’s nothing to buy!

TB23 · 29/09/2026 16:16

We are in Cambridge, which plays to its own tune. I think generally it has slowed, although newly built houses are often snapped up by investors from abroad, mainly China. City centre properties are at ridiculously high levels.

PurpleLovecats · 29/09/2026 16:18

In my little corner of Warwickshire they seem to be selling quickly. Next door was sold within a week of going on the market. Others in the area are similar.

DrySherry · 29/09/2026 16:32

Here on the south coast a lot of property is still being overpriced and sitting on the market with little interest. Some appropriately priced houses do come on - but are very quickly sold.

2longinthetooth · 29/09/2026 17:16

@DrySherry yes the same here, seen a few houses realistically priced, snapped up in days. Others just sit there, those on the higher end are not reducing tho.

I watch Lytham and St Anne’s. Nothing ‘expensive’ shifts. Hardly anyone selling. Some crazy asking prices like £500k+ for a 3 bed semi.
There is not the work up there to justify those asking prices. Maybe it’s boomers retiring out of Manchester buying them?
Sub £300k seems to move a bit, but there is so much dross on the market.

danglythedingle · 29/09/2026 19:11

Welsh borders/forest of dean, very very slow. There's a nice 3 bed detached, huge garden, loads of potential and non estate. About 4 viewings in 4 months, then they reduced it by 50k, still no takers. Admittedly it needs cosmetic work done, but its got good bones, well maintained and its a good strong well built type of house. And they are still chucking up shoe box new builds, and asking the earth for them.

Whereabouts in the Forest of Dean?

MrsDanversGlidesAgain · 29/09/2026 20:32

No idea about houses but in my part of SW London flats are dead. Two neighbours have taken theirs off the market, one after a year and being messed around by a first time buyer, and the other after several months and about three viewings. Flats just down the road have sold after 2 years.

RaraRachael · 29/09/2026 20:44

I'm in NE Scotland. Most properties are under offer after about 2 weeks

Last time flat was sold in our apartment block a year ago, 3 flats went on the market since for the same price they were bought 10 years ago, and they are still listed.
Service charge above 5K.
The best strategy for them would be to reduce and sell now, not waiting for another increase in SC.

2longinthetooth · 29/09/2026 21:09

@JustAlice wow 5k in service charge, no wonder they are not selling.

Yep, a lot of flats were dead money.

bannabead · 29/09/2026 21:49

Current interest rates means many properties are unaffordable

bakerkitty · 29/09/2026 21:50

Very slow here in Essex. Not many new properties being listed and anything for sale just isn’t selling. We’ve been considering a move but are holding off for now and see what happens in the new year I think.

The property doesn"t have an intrinsic value, it can"t "store value", the simple answer is for house prices to come down.

Viviennemary · 29/09/2026 22:06

Very very slow. But most people are just asking too much.

dustabsorber · 29/09/2026 22:24

I thought Labour were going to sort out service charges?

The market is distorted though by the large % without a mortgage
