How much do houses in Cheadle and Gatley go over asking?

Hey. Me and my partner really like Cheadle and Gatley area. On average how much to houses go over asking price?

we are starting house hunting soon and not sure what a reasonable bid is.

This is where you need to properly do your homework. It would be unusual for a property to go for over asking in September 2026!
Have you tried putting postcodes of properties you like into a price analysis site like The Move Market?
We are in that period of a falling market where things are stalling because nobody wants to sell for what they think is too low a price and only the very best properties in the best postcodes will attract offers. I did a quick look for sk8 3tg as an example and as expected no recent sales to be able to compare.
Canny buyers will be looking for a death/debt/divorce property that needs to take an offer. Unfortunately most are just not able to move at all as they can’t sell as there are too few FTB and investors now.
Anyway you may know all this! I don’t know that area but just in case you are a cash buyer who thinks it’s normal to go in with a high offer!

Most sellers are taking or making discounts these days. Be careful what you believe and research thoroughly.
