Should I offer more on an overpriced house to keep my buyer?

Help. I am downsizing, have to sell in the next year because I had a sort of mesher order I partially bought exh out so we could stay until the kids finished education. I have now sold for a substantial amount over asking price but am struggling to find somewhere to move to. I have seen somewhere perfect but I think it is very overpriced based on local area etc. but I don’t want to lose my buyer so do I offer more?

Have you already offered and been declined? How long has it been on the market, if a while can the estate agent offer further advice on whether they've declined offers below asking already?
You can always offer low they can always say no. What is the disparity between what you think it's worth and what it's up for?

Everything is so transparent now. You can see the Zoopla estimate, what it sold for last, nearby sold prices!
A house is only worth what someone is prepared to pay. On here people always say “ it’s the price” when a house doesn’t sell.
If you’ve viewed and like it put in a cheeky offer. You can always rent as PPs have suggested.
Our FTB offered on our house and we turned them down but then found our perfect downsize home. Went back to them for their best offer and accepted.

We recently put an offer in on a perfect but over priced house after 18 months of viewings. After going backwards and forwards for a few days, we (ourselves and the sellers) settled on a price we were all happy on. So my advice would be to negotiate…you’ve got nothing to lose.

What do you mean offer more?
If it's already overpriced, do you mean offer less?

Have you made an offer? How long has it been on the market? What's the sellers situation?

If it's perfect, decide the max that you'd be prepared to pay & offer slightly under so you have a counter offer under your belt.

The Zoopla estimate means nothing, though. It’s nothing but a marketing gimmick, and very often bears no relation to the actual value of the house. I’ve seen them claim properties are worth both far more and far less than their actual value.

I have put in a cheeky but realistic offer, they have declined. Still getting viewings but no offers. Estate agent rang me today to see if I would up my offer which I did a bit but not what they want. I think they spent a lot on renovating thinking they would stay but now circumstances have changed (possibly inheritance) and they want to make back their money, but that’s not how this works.

Also can’t rent as I have three cats. I can potentially move in with my mum for a bit but genuinely fear that might be the end of our relationship.

You can rent with pets now - look up the Renters Rights Act

I don't get this you have sold for a 'substantial amount over asking price' but you think the sellers of the place you want to buy 'is very overpriced'? Perhaps you could find somewhere not overpriced then?

You have accepted an offer for over the asking price which means you are getting more money than you expected..so why are you reluctant to pay the asking on a house you want? If the house is right and see yourself staying for a very long time then pay the asking price.

In theory but it’s a landlord’s market and the landlord is still at liberty to choose the pet free tenant over the one with pets if there is more than one potential tenant. It still makes you less attractive as a tenant .
