How to prepare for a second house viewing to help the sale?

We have a second viewing booked in. Detached house, garage, garden. What do I need to do to make it more desirable? What and where will they be looking and what for? Sorry to sound clueless but it's been years since we've sold a house and market is slow so need to do what we can to help the sale.

Just make sure its as tidy and clean as possible and answer questions honestly.

A second viewing is generally more looking at detail from the perspective of how somebody is actually going to live in the space. can they picture their furniture in it, where are the pinch points in flow, what work needs doing and what would they like to do.

Also be prepared, or prep the agent, for questions such as electricity bills, or local schools, anything specific to any quirks of your property (hot tub running costs, the sports floodlights in a field near you, traffic/public transport). Any covenants? Details of any house maintenance eg boiler replaced last year, or loft insulated....

So very little you can do for a second viewing.

I think just make sure that it's spotlessly clean, as they'll look at things in more detail. They clearly already like it though, so that's good! Good luck!

Have a tape measure handy. They've got want to measure for curtains etc.

Thanks for all the replies. The agent will show the viewers around so I won't need to answer questions on the day. I will make sure it's very clean and tidy. Will they look in the cupboards/ fitted wardrobes etc?

They may well look in fitted cupboards and wardrobes. Ours wanted to look in the loft and the garage. They may want to know more about the heating system and how it works and any built in appliances.

Just make sure it's decluttered, clean and tidy - it's easier for them to imagine their stuff in your house
