Buying property in high flood risk area

I have found a lovely house I want to buy on a road that says it has medium flooding risk currently, but high from 2036. It is near a lovely river. The current owners said the only flood they had was in 2024 when the water came to the very end of the back garden (not near the house). I have my heart set on this house. Anyone bought a house with a similar flood history and future prediction? Any advice as to what you would do in my situation?

Thanks for the link. Very interesting to read, and also scary! Last night I gave the house some thought and decided the risk would make me feel anxious every single time it rained. Then I thought to myself, is it possible the towns near water will get prepared with flood defences by then? But then I saw an article where they rejected flood defence plans because it "wasn't cost effective" and said everyone needs to make their own individual plans for their house. That will be costly and doesn't always work! I think the fact the water has come up to the back of the garden shows flooding risk is very much nearby, and the extent and frequency is only going to get worse every year. I'm so sad, because I love that little house, but like everyone is saying, the risk is already too high as it is.
