Conveyancer for sale - what is the reasonable price range?

We have found a buyer for our flat and contacted several conveyancers for quotes. One of them has just come back with £2.8k. This is a share of freehold, sale only, no onward purchase if that is of any relevance.

What is the reasonable price range these days? I’m a bit shocked as our purchase 4 years ago was only £1.2k for the same flat 😵‍💫

Also, be aware that the share of the freehold is extra paperwork beyond a normal sale.

@DelphiniumBlue my old conveyancer wasn’t brilliant unfortunately. I did check and they say share of freehold is same price as leasehold.

@Arlanymor still waiting for quotes to come back from other conveyancers.

Were your previous conveyancer too cheap hence the poor service, so now you are looking at recommendations for good service and that comes in at a higher cost. A good conveyancer can really remove a lot of the stress of selling a house - our last ones were not 5 years ago £2k for freehold, but they were enormously thorough and were one step ahead of us the whole way. There were no mortgages and we were ready to exchange 10 weeks from our vendor finding a property and the property we bought was complex with 5 title deeds knitted together and things like soak aways on a third parties land.

That seems expensive. Does that include VAT?

My share of freehold sale only was £1.2k + VAT in 2024. Surrey area.

@YoungMacDonald Yes includes VAT. Fee is 2.2k plus 0.5 for VAT and other disbursements.

I live in London so the flat value may be more expensive, but the conveyancer is based in Poole…

@Okigenit does seem expensive but I know everything costs more than 2 years ago so it could be unfair of me to compare my price with your quote.

Shop around with small local firms and then go with a middle of the road quote.

Try Elite Conveyancing based in Cambridge (have a look at their reviews) we have just used them for two sales and one purchase and they were outstanding. I think we paid circa 2k.

Our mortgage broker has recommended a Conveyancer they usually work with and we've been quoted £1,650 for sale of our 3 bed freehold house

My solicitor for sale of my mum's house is a flat £1,200.

She seems pretty good.

Got a range betwen £2500- £3000. The only one who quotes £2k is my previous conveyancer which I would rather not use, so I guess this is just the price these days.
