Is revising from three to four bedrooms worth it for resale?

Hello Mumsnetters,

It's me again. I previously posted for input on my group floor and now im including the upper floor.
The plan with 3 bedrooms is my current one which I am thinking to revise to the one with 4 bedrooms.
We currently have one 3year old and may possibly welcome another in the future but no concreate plans for that yet so im wondering whether it's worth the extra hassle and cost. If really needed it, we could convert the office downstairs into a bedroom.
For our current requirements, 3 bedrooms is sufficient but im also considering resellebility, would a 4 bed be more attractive?
Any suggestions for improvement on the current 3 bedroom layout ?

For Resale, the 4 bedrooms is ‘worth’ more. If you don’t need 4 bedrooms though, then the 3 bedroom is better because you’re making use of all the space. Especially if you already have an office downstairs. But I would only do this if you had no use for the 4th bedroom and weren’t looking to move.

In the 4 bed plan the rear bedroom is a lot wider than your rear bathroom. So to make a proper double bedroom you’d need to expand that first floor extension to be like the other house. That’s going to be expensive.

Or are you intending to just change the bathroom to a small single bedroom? If so think about where the entrance to that room is going to go - you’ll end up needing a lot of corridor space and I don’t think you’d be able to put in 2 bathrooms. Again could be a lot of work to end up with 3.5 bedrooms and 1 bathroom.

There is something that doesn’t make sense in the new plans. It looks like both bathrooms are en-suite… is this correct? If so.. it doesn’t make any sense for o me.. so I would leave it as it is.

No, 3 larger rooms preferable over 4 small ones. Don’t bother
