getting pressured to put an offer in by agent but I dont know if this is too cheeky at 575K because asking price is 650 which means 10% off. Its in a busy road opposite train line so I will struggle to sell it in a few years time

If you've not sold your property I'm surprised they are pressuring you into making an offer.

You can offer whatever amount you want.

But don't buy a house you don't really want.

Firstly you are not procedable, does the agent know this, as any offer is meaningless.

Have you viewed the property and location? It would suit an investor buying to let to Young professionals- its not a nice place for a young family.

If you haven’t yet sold yours there’s absolutely no point offering anything. The market is abysmal. Once you’re under offer you’ll be in a much stronger position. So wait till then.

There are loads of similar 3 / 4 beds in Clapham for your budget. Have you looked at the ones around Cedars Road / Victoria Rise? https://www.zoopla.co.uk/for-sale/details/71882935/?searchidentifier=e35918cf5bfa660cfe6ea72d7ebd33338a158493310ed33e7b52d394916948e2 As an example. Much quieter than near the station too.

Edit to add - some of these have communal gardens but you'd need to check the listings as there are a few up for sale.

What a lazy RE agent/owner. Terrible pics and the place is a tip. Who doesn't make the beds and try to tidy up at least a little bit before taking pictures to try and sell somewhere for almost 600,000 pounds!

I get its probably let, but it only takes half an hour to do a quick tidy up and the pictures would look a million times better. Honestly.

It’s an HMO and is advertised as a letting opportunity. It probably has some sitting tenants or whatever the correct term is, so the tenants, or some of them, will be staying after the sale.

It’s not ropey! It’s fine. Definitely not the best street in Clapham North but completely fine.

Du Cane Court is an overpriced bit of a joke. Far better to spend your money elsewhere than there.

A house is worth as much as someone is prepared to pay. If it is as much as you are prepared to pay you have nothing to lose. Maybe someone will offer them more and they can sell to them. Maybe no one will and you can buy it. No offer is cheeky. It's just an offer.

That flat has been reconfigured as an HMO. None of the tenants give a shit about who gets it next, they're probably highly inconvenienced at being kicked out! The agent is not going to make beds or clean kitchens - come on, be a little realistic!

Why ever not? He/she is trying to sell the place. It would take no time at all just to straighten some bed covers and clean up the bathroom sink.

I think it's odd that someone making thousands of dollars in commission wouldn't consider doing that. Any agent who thinks that this is 'beneath them' is a snob and doesn't deserve the sale.

Does anyone know how busy estate agents are in this area ? This would help the OP - If clapham is dead and not many sales then a sale at 10% is likely - If however things are booming then forget it

OP, you’re not ptoceedable. It doesn’t matter what you offer- they’re not going to take it off the market.

You also don’t like the house and would prefer a different area.

I can only assume that the seller is getting fed up and the agent would like your (meaningless) offer as evidence that reducing the price was the right strategy, to persuade the seller to stick with them a bit longer.

Either way, this is a non starter at the moment. I would just stop engaging on this one, do what you need to get under offer (probably drop the price) and find somewhere you actually like.

I don’t believe in cheekiness, an offer is an offer, they say yes or no. Can never understand why people get emotional about it (although some clearly do).

But I do think it’s mistake to make any offer on a house you clearly dislike. You’ll end up pulling out and wasting their time.

If you haven't sold yet you are not really in a position to make a low offer, I can't see what incentive they would have to accept it

But it doesn't sound like the house for you. I would look further out, it won't add much to your commute time but will likely be far more child friendly

I get your point about the pictures as they aren’t very appealing. But it’s not the landlord’s and certainly not the EA’s place to tidy tenant’s possessions (in order to better sell the house from under them)

The material on the ground floor exterior looks in poor condition.

The upper levels showing the original house are nice.
