getting pressured to put an offer in by agent but I dont know if this is too cheeky at 575K because asking price is 650 which means 10% off. Its in a busy road opposite train line so I will struggle to sell it in a few years time

Do I wait for it to be reduced or go and put in offer of 575 - we cant afford more sadly - Market is dead and we are selling with no viewings or offers so also part of a chain

They have a distinct look. Sparse, often with yellow accessories and that specific chair throw drape.

The house is ok.
But the location is horrible, truly awful. I couldn't live there. You don't seem to like it very much either?? What is the appeal?

If they have just lowered it they will be unlikely to accept low ball offers.

If it were me I would want to test the market at the new lower price before making a decision to discount further.

The location is fine. Close to the tube and the high street. I live very close to there. The price is also on the low side, on first glance. Nothing to lose by putting in a low offer. But you don’t sound keen.

I apologise as this isn't what you're asking, but I used to live in a houseshare around the corner on Bedford Road. I don't know how old you are, but it is not somewhere I would want to live beyond my very early 30s at the latest.

It is definitely convenient for commuting, shops, socialising. I could come back at any hour of the night and feel safe as it was heaving. But there was no peace and I don't think I had a single proper night's sleep in the 18 months I lived there.

They've hired in furnishings for the photos, which could be a sign of desperation. Personally, I wouldn't buy this property if I was thinking of selling on in under 10 years. Do you have to be in this area?

edit to add, if the agent is pressuring you perhaps they haven't had any serious buyers. The market is exceptionally dead.

This is exactly the problem - I lived near there when I was younger and because of all the pubs and clubs people would regularly use this street to have a quick pee or kiss and whatever else. I dont think its for us - We want something for kid and far quieter so will have to look towards morden

Is that coffee house (the source of the vents @limetrees32). The houses a couple doors down look run down. How is the area in general? A more shops shuttered or was it just time of day?
I’ve looked at houses either train at bottom of small gardens. It’s usually reflected in the price.
If you want the house then put the offer in. They can always say no. The market is fairly flat - they may accept! But is it really the house you want?

You obviously don't like the house or street much so I wouldn't offer.
Also, no one can accept an offer from you until you have sold your current home so concentrate on that for now.

Much quieter than near the station too.

But there are other 3 beds in that area for around OP's budget because I was also looking there.

We have built our business on cheeky offers.

Always try and get in with the estate agents, so they can give you a nod and a wink.

All our local agents know we wont pay a fair price.

You never know people's circumstances. Divorce, impending bankruptcy, money problems, probate property kids just want to get their hands on the money.

If you don't ask you will never know!

Ive been inside these buildings and the flats are lovely and airy and spacious. But of course everyone has their own compromises. I think the ground floor of the one in your OP looks a bit strange with the little window and the busy road / station, but if thats your compromise then then why not put an offer in. You won't lose anything.

Those flats are really spacious and light. I know them.

But if you don’t want leasehold or a block, I think you will struggle to get a freehold house in that area, or anywhere near it. So put in your cheeky offer, see what happens.

Where are the bins? I know someone that has to drag their bins through the house on bin day because they are in a terrace where you step out directly onto the street - like the listing

That’s completely normal in a terrace straight onto the pavement.
