getting pressured to put an offer in by agent but I dont know if this is too cheeky at 575K because asking price is 650 which means 10% off. Its in a busy road opposite train line so I will struggle to sell it in a few years time

Do I wait for it to be reduced or go and put in offer of 575 - we cant afford more sadly - Market is dead and we are selling with no viewings or offers so also part of a chain

I’m perplexed about why you’d want to buy a house you think you’ll struggle to sell in the future.

The asking price was reduced to £650K this week, so I think it’s a bit optimistic to offer £75K less than that so soon after a reduction.

Looks like they have already reduced the price. Do you know the circumstances of the seller? Is it one of the 3 debt, divorce or death? I don’t think you can apply 10% off every house, it depends if it is competitively priced to begin with. Also just because it’s on a busy road opposite a train station doesn’t mean you will have trouble selling in a few years time. If the price Is right there is always a buyer out there. So yes I do think it’s a very cheeky offer.

They've hired in furnishings for the photos, which could be a sign of desperation. Personally, I wouldn't buy this property if I was thinking of selling on in under 10 years. Do you have to be in this area?

edit to add, if the agent is pressuring you perhaps they haven't had any serious buyers. The market is exceptionally dead.

If you want to buy it and that's as high as you can go that's your highest possible offer cheeky or not. But if you don't actually like it and you can't sell your current house why bother?

Cheeky?! That’s a bizarre way to look at it. It’s not like you are in John Lewis. House buying is all about negotiation.

You’d like to buy the house. You can only afford £575. So you tell the agent that’s all you can afford, you make the offer, you see what happens. The seller can say no. Or they can say no now and come back to you to see if you are still interested if they can’t sell it a few months down the line. The agent is giving you a strong hint that an offer at your level might be considered. If not, you’ve lost nothing by making the offer.

No idea how realistic the 650k is in the first place
also depends on there circumstances if there desperate , do they need a set figure to be able to move and they might not be that bothered about moving

Being so close to a station is surely a plus?
Busy road - it's London .
I live on a busy road not far away, it's fine for me . But if you want peace and quiet being so close to Clapham High St won't be for you .
Do you know the area ?

Why is it priced this low? It’s a good location, decent house and others go for more. Is there a lot of work that needs doing beyond some general modernisation? What’s the issue with the property.

In the picture of the outside space you. Can see what looks like one of those commercial vents - presumably from a selling cooked food?
I would be worried about smells.

My thoughts as well.
Could it be proximity to Clapham High St which is very busy with night life.
Or that recent bit of high street unrest that saw young people mobbing the shops?

If you like it out in and offer and tell the agent that’s your best and final. They accept or don’t. You have nothing to loose

You're spot on. If you enlarge the map there's a cafe on the corner and it's only a couple of doors away.
I stayed in a place in London near a cafe vent, it made sitting outside almost impossible, constant smell of what smelt like stale chip fat.

I agree with PP this price actually feels pretty low to begin with, and maybe I am super cynical but makes me wonder if there is a catch?! A 3 bed house in clapham for £650k?! I mean I guess the trainline proximity isn't appealing but still...

Urine regularly in doorway and on street

Basically will not be easy to open windows during hot weather and depresing when leaving the house although the area is ok - Prefer to be in balham to be honest

I still doubt understand why proximity to train is a negative.
And no one.pisses on my front door .
I guess you could create a bower in the outside area at the back with mile a minute or similar.

Do you even want to live in this house? And spend more than half a million pounds for the privilege to do so?

It sounds like you don’t like it very much, so I’d suggest holding onto your money and waiting for a better suited house to come up.

Given the state of the London property market right now, I don’t think it’s necessarily that cheeky. It’s a really tough time to be a seller in London, and they’ll know that.

That said, given that it’s a buyer’s market, why not try to find something you actually like? It’s definitely possible to get a bargain right now. Are you only looking at Clapham or other areas too?

Don’t be pressured by the EA.

This does seem a v low price for a 3 bed house in Clapham. And I am suspicious that a vendor would consider any offer from a buyer who is not under offer. Or that an EA would encourage it. Dexter’s are the new Foxtons for pushiness: I bet the contract period with the vendor is running out and they want to magic up an offer

This could work in your favour IF you really want the house and they accept your offer. The house is great, the general location is great, the specifics of the location are the compromise for the price.

I don’t see that it would be especially hard to sell on the same premise in the future.

So if you want it irrespective of EA pressure, make your offer.

(but beware : if you take much longer to sell you may well get gazumped. Will they take it off the market if offer is accepted? Do Dr gets take a deposit on offer accepted? I bet they do. The minute you are under offer insist they take it off the market)

If you are not sure, keep looking.

You have presumably looked at what’s on offer in Balham for your budget?

The problem is I have not sold my flat yey so its a chain and I wonder if they will wait four months plus for me to sell and buy or they want cash chain free buyer

Market is very slow when I am selling but I am moving up the chain so I can accept a lower offer if my next purchase is ower
