What size extension would work best for our small family house

We live in a relatively small house (family of 4). We’ve looked at moving but the next move ‘up’ for us would mean a 40 year mortgage term and more than doubling our mortgage. So, we’re considering a small extension (or even an orangery). What size would suit the floor plan of our house? The garden isn’t huge but we could afford to lose some space out there. Thank you!

An extension is going to cost you around 100K. Are you sure moving isn’t a better option? Not necessary “up” but to a different style property with more space and a better layout for your requirements now

What do you want the extension to do? Are you detached or semi detached?
I’m assuming you can only really go out off the back of the kitchen. That will just give you a bigger kitchen rather than a useful room.

as pp said, I’d be looking to move. Not necessarily to a next step to the ladder / bigger house. Just one with a different layout

I agree with pp, does extension really cost less than moving to a different apartment would, especially if you've already considered this? Besides, the extension needs to work with the existing layout fine, are you sure it will? You can try one of those 3d home design apps (like this one or similar) and upload your plan in there to see whether you'd like the setting but I'd probably consider moving at this point.

Depends on what you need the space for, but a separate garden room could be an option? Cheaper than an extension or moving.

is there space to extend at the side either way?

if not, you could put 2m onto the kitchen and turn it into a big kitchen-diner which would be nice.

Thanks all for your input 😊 yes, we have a driveway about 2.5m wide to the right hand side that runs along the length of the house. We have a driveway at the front of the house too so would be happy to go out the side
