Any local insight on Grange Road and Tile Farm Road in Orpington

Hello fellow mums! So, we are looking to move from Kidbrooke to Orpington. Our house is already under offer so, we need to find a house ASAP. The reason for the move is, of course, schools and less ASB.
We are seeing two houses this weekend, one on Grange Road and one in Tile Farm Road. The second one will probably have lots of traffic in the mornings due to Newstead. Any insight is more than welcome. What I do not understand about Grange Road and hopefully, a local can help me is why so many houses in Grange Road are for sale. It is not a big road and 4 sold within 3 months last year and 2 more are now for sale. Am I missing some local knowledge?

How many sold in the preceding years? whats the turnover in the past 5 years for example

Quite often its just the coincidence of timing, they might have all gone on sale at very different times but ended up selling at about the same time.

Ive just realised I used to go past Grange Rd a lot. Grange Rd is not a short road.

Its nicer than the other road

I prefer the Grange Rd one, needs a lot of work obviously and smaller downstairs than the Tile Farm Rd.

Both are good locations for local schools, that’s primary and secondary.

Tile Farm is the busier of the two, but Grange Road you will likely have to use Crofton Road when driving and that is very busy during commuter times.

I grew up on Tile Farm Road! Not lived there for 20 years but still visit friends. It’s busy at school run times but otherwise not too bad. Handy to have the parade of shops. Schools really good.
