Highest offer or cash buyer when choosing between final offers?

Our house had only been on the market a week and it has gone to final offers as four people wanted to buy it . Any advice on whether it is best to go for the highest bidder or the cash buyer. What are the pitfalls either way? Would prefer it to go as smoothly and stress free as possible so would that be the cash buyer even though it is much less than highest bidder but still over asking price.

I went with the cash buyers (they were the only offer and I was desperate to get out of the house) I accepted a much lower offer on the basis of it being cash and moving quickly. They strung us along for months, then needed a mortgage and dropped their offer even more in the last week. We were desperate not to loose our onward purchase so agreed but it's put me off cash buyers for life! They got a done up house for the same price the ones that needed work were going for. Still bitter about it but so happy it worked out with our onward purchase. Good luck with yours.
