Recommendations for St Albans estate agents for selling a listed period home?

Hello all,

I was wondering if anyone had any recent experience with estate agents in St Albans please, particularly if you were selling a period/listed property that was fairly expensive (of course a shoebox in St Albans is expensive!).

Unfortunately the market is obviously not good right now, and Trumps antics over the past few weeks haven’t helped…

A family member is wanting to downsize and sell their listed house. Like many older properties, it’s a bit unique and therefore slightly more tricky to value and obviously the market of potential buyers is smaller than your average house. She doesn’t want to fall into the trap of going with the wrong agent and sitting on the market doing nothing, and then looking less attractive to potential buyers/having to relist/drop the price etc in 3m time.

I’m not sure whether the agent makes a huge difference on a ‘normal’ sort of house (eg like mine, where it’s a 70s estate and there are multiple similar houses, the price point is much lower, they appeal to a wide range of possible family buyers). But I’m thinking with a slightly more unusual house the agent is likely to make a difference?

I’m unsure as to how best to advise them.

The google reviews for most local agents are fairly positive with not much between them. My family member has spoken to friends and acquaintances and heard various minor niggles about all of those she was thinking of and is now having doubts. But Tbf, a lot of these were ‘I heard from my neighbours that…’.

So I was hoping there might be people here that have personal experience with selling or buying a slightly higher end property and could advise? Thanks

Sorry I can't help with estate magnets but Frost is generally seen as experienced. Which area is your relative's house? St Michael's? Sopwell? Normady rd? How many bed rooms and what is the target price?

Thanks for your advice. Frosts was on her list of possibles.

Just south of St Stephen’s, Park Street. So classified as St Albans but not central.

When they had valuations a few years ago, before she was widowed, it was around the £1.4m mark. Four bedrooms, two bathrooms plus downstairs cloakroom, two studies, dining room, big living room and kitchen, large garden on three sides of the house.

Not St Albans, but we sold my in laws’ listed house in an expensive area of the south through Savills. They did a very good job for us.

We spoke with several EAs, the others being local, and thought hard about the pros and (mostly) cons of going with a national firm. We are glad we did.
