I am hoping to do both this year and feel pretty daunted by the task. I would love some companionship if anyone else is entering the market imminently.

My main concern this morning is whether to do this at all, given the current economic situation. I need to look in to this.

My situation is that I'm nearly ready for photos and hope for my house to have had viewings before the end of March. I have had the house 20 years and whilst prices in this area of England have enabled me to be mortgage-free for a few years, they have not kept up with the rest of the country. I'm struggling to see how I will afford my next house. (I am hoping to downsize but to a nicer area).

I'm slightly confused by your post OP.
You have been thinking about downsizing in a new area and now getting nervous?

Le't break this down in to manageable chunks:

A new village/town near you now or a totally different part of the country/world?
Have you viewed any properties? Spent anytime in potential locations?

You will know the approx value you will achieve for your home so that will get you a feel for what you can afford and where.

I would suggest you go and view some potential homes and see how you feel after that.

Has anyone bought seller/buyer insurance? It looks pretty sensible to me but I hadn't heard about it before.

Preparing the house for sale is making me wonder why I’ve lived with some imperfections for so long - a blob of seagull poo on an upstairs window, a big walk-in cupboard with no light etc. I wonder if I can stay on top of these things in my next house?
