How would you dress the box room - to sell?

We have a tiny fourth bedroom, 6’ x 7’
you can fit a single bed either way - it currently has a small double in cos my DS insisted.
wondering if I should
a) leave it with the small double- looks a bit squished (but does have a chest of drawers)
b) dress as a study office with futon
c) dress with a single bed and chest of drawers?
the other three rooms are good size doubles, one is very large.
there is a study office area downstairs and two lounges.

I think it’s impressive you’ve got a double bed in there and should leave it as it is (Nice neutral bedding is key for good photos though). I wouldn’t dress it as an office as it’s a given that a room that can fit a double bed could work as an office. Perhaps create an office corner in another part of the house eg on a landing or living room or kitchen corner? Post a pic here maybe.

If you’ve still got your kids cot and some lovely toys id dress it as a babies room
We have done this and all the wooden toys and colourful blankets gave the room a purpose and brightened things up

The other alternative is a home office, useful these days but not as enchanting

How cramped is the chest of drawers? If you can put a nice case or something on the top to centre it then great as it looks like a viable bedroom rather than a box room. I think we need a diagram!

I think keep the double bed it just shows off the space - people might be happy to see that’s a guest room
or they’d know that smaller things like a desk or cot would be fine

Leave the double, I would be impressed with a box room that can fit a double. Most people will probably want to use it as an office or bedroom with a single bed in, so will know it looks cramped because of the double bed.

Can you swap the CoD for a smaller version?

Tbh i woule remember no storage in that room but not why if looking at a number of places.

If you set it up as a baby room ask around among frienda there will be someone who knows someone who wants to get rid of a cot.

But if you are removing the double bed I would go single bed + study desk and toys as I would assume the 4 bed is for second time buyers who have out grown their first house or FTB will see space for the cot anyway.

It looks, I think, cosy a friendly, and with yours in mind I would say it is “dressed for selling”.
not sure what you can take from this, hopefully something.

We’ve had sashes repaired, it’s tricky but perfectly doable

thanks all - I’ll leave the double in, I’ve also managed to swap the drawers for a smaller chest so there’s more floor space.

Leave as is . It would be a waste of money to buy a single bed purely to demonstrate the room is a bedroom

This - if you can fit a double in for guests it will tick that box for those who need it
