House listed without parking. Just found out.

Any advice please dear mumsnetters.
We havd a large three storey house. 5 beds / 4 baths. New decor / new flooring. Weve had no interest. We found out yesterday it had been listed as having no parking!
Ten weeks without any interest which seened odd and we have to sell to downsize. We need disabled accommodation. We've reduced twice as there was no interest and our situation is running out of time. Our mortgage has doubled plus i can't make the stairs.
This is a mighty cock up. Obviously I've lost faith in the agent but we are in a cliquey village. The house has been reduced by a six figure sum.
What can we do?

I’ve bought a property with a stair lift still in place. It certainly does not reduce the value by 10% and is easy to remove

We do, its just bog standard EA sales strategies. Nothing to 'disbelieve'.

They knwo what sort of houses their clients are looking for, sometimes its more bungalows, sometimes family homes, sometimes small flats

We get them all the time.

It’s just agencies trying to get more properties on their books, not would-be buyers forming a queue outside the agents 🤷🏻‍♀️

Yes to get properites on their books because thats what their clients are looking for. Im not saying someone has specifically asked teh EA to sell them 28 Acacia Avenue but they might be looking for a 3 bed semi on the west side of the town near the station and EAs will want to get any potential sellers on their books, of course they will

It's not the stair lift which will reduce the value by £10k (and which she doesn't have room for anyway), it's the proposed fixed lift for which she has had a quote. I can certainly see why that could be, it pulls a chunk of space from each floor.

Have you been in touch with the people who put notes through for a private sale? I've never done this, but I wouldn't do it and expect the seller to immediately go on the market, I'd more be saying "if your house is ever up for sale, let me know first". There are a few properties locally where I'm not so interested in moving, but if they came up for sale I would definitely consider it - even 1, 2 or 3 years from now.

PS I've also never filtered a Rightmove search with Parking/No Parking

If it listed a garage then that’s parking. It’s didn’t say ‘no parking’. Most people would see the garage and not click on any further. Are you saying that if people put in the search filter for parking your house would not come up? It’s a mistake for sure if that’s the case but can it not be remedied now? And ask the agents to proactively ring around anyone whose contacted them about similar properties? The onus is on you to approve the particulars. You haven’t been stitched up.

How does the floor and ceiling get fixed again, does it affect the joists when you remove it?

No details in parking.

Assuming the photos are clear and you can see a driveway to the garage, I can’t see why people wouldn’t make the connection about their being parking. I would expect parking and to me it being omitted wouldn’t suggest that it didn’t exist.

The last time i hax a no sale situation was in the crash. Plenty of houses for a downsize but tbis is quite big. Three ensuites, three receptions. I have to adult dc at home so suited us. My friend suggested HMO.

OP, I think you are being overdramatic about parking on the property details. It's a simple mistake on the part of the agents, and, as has been pointed out and you have admitted, you also checked details and didn't notice. You mention your DH and presumably he also checked and didn't see the omission?

I honestly don't think this is the reason your home hasn't sold. Not many people need homes with four bathrooms (or certainly are not prepared to pay any extra for the third/fourth), you say you have a small kitchen which is a big negative these days, your stairs are obviously the typical newer-build narrow ones and there is also a limit to how many people want or can live with a three-storey house. There's multiple factors at play here and I think parking comes way down the list.

In addition, the ten weeks the house has been on the market has run presumably from about mid November? We are looking for a property for our son and gave up completely pre-budget (end November) which was pretty typical. Once that was over, we were into December and Christmas when unless people are desperate or have a real rush to move, they ease off on searches and viewings. I think things may pick up slightly in a few weeks. A five-bedroom house also probably means people with children who may be thinking about schools. For that, people need to be in place at their fixed address in autumn/winter so you have also missed that subsection of buyers.

Have you had ANY viewings at all? Even given all the reasons above, it seems unusual so I think a serious discussion with the agents is needed to find out how to kickstart this sale.

Are you saying its not just about the stairs, you need to cash in the house price?

Whats the sale price, whats your mortgage, what do you need in money terms, are you on benefits and if so does this cover your outgoings. What price property are you looking for.

If your adult children live at home are they contributing, paying rent and food/bill money?

Something isnt right here in terms of your house having no interest at all but your reasons for selling need to be clearer too, for yourself

Can you actually afford to move?

A couple of points:

  • you will definitely have missed people who tick parking as necessary.
  • has the EA given you Rightmove stats? A reputable EA will have a portal to track enquiries through, and RM views and click throughs are a traceable statistic
  • what has your EA advised is the reason for lack of interest? Is the market slow in your area? Are they actively marketing your property.
They’ll push back & say you signed off the advert, but 10 weeks in they should have a solid explanation as to why your property hasn’t sold.

Well thats what Im referring to by outgoings and what Im asking OP

She starts off talking about the disability issue but it may be that she needs to just materialise the cash.

No stats have been given. The EA knows I'm ill. They had one enquiry at 20% less. Property HMO. We are a private estate so i doubt they'd get permission.

We're bang in the middle.
Other houses are selling but they are open plan. We have six new builds on the development but they are £200k more. Smaller gardens. Parking is easy here.

How much are they selling for?

I wouldn’t expect any increase in value from 3 years ago. If you had it on at an inflated price and only dropped recently it will be the timing on top of the very flat market.
Im in a town house (Surrey) and also bought 3 years ago. Neighbour’s identical house is for sale for same price I paid and is in better condition. Hasn’t sold in 10 months.
V annoying about the listing though. I always tick garden and parking.

I wated to pay for a home in case i die.
I've got good equity but if i cant sell I have nothing. I've had to retire.

The main question is - is it a small local agent? Because you may find that the bigger reputable franchises have much wider visibility and client base.
